Harley Davidson’s Pompano Showroom Sells

Rossmeyer’s former Harley Davidson dealership, located at 2900 Center Port Circle in Pompano was purchased by 9006-4940 U.S., Inc. for $2.75 million, or about $162 per square foot.

The 17,000-square-foot building was built in 2002 on 2.9 acres.

Kimberly Barbar of Stiles Realty represented the seller. Jay Meitchik of The Fitzgerald Group represented the buyer.

Business Complex Breaks Ground In Miramar

Riviera Point Holdings LLC will break ground March 29 on a $17 million business complex in Miramar that brings international investment and a location for hundreds of new jobs to the area.

The first new office construction in that market since 2009, The Professional Center at Riviera Point, located on a four-acre site at University Drive and the Florida Turnpike, will have 70,000 square feet of office space in two four-story buildings. The initial building is projected for completion in February 2013.

“By attracting job-creating international investment, we expect our Miramar center will help stimulate the regional economy,” said Riviera Point CEO Rodrigo Azpurua, CCIM.  “The first building is funded by $7.5 million from investors from Venezuela, Argentina and Spain who recognize the advantages of owning assets in the United States and qualifying for permanent U.S. residency through the EB-5 program.”

According to an economic impact study by Wright Johnson LLC of Palm Beach, The Riviera Point development will result in the creation of 441 jobs from the construction and operation of the center once fully tenanted. Corrales Architectural Group of Boca Raton designed the professional center and Cushman Wakefield is the leasing agent. According to Jon Blunk of Cushman Wakefield, the complex offers easy access to area expressways and is flexible enough to accommodate multiple professional firms or a single corporate user in each building.  He noted that the development is well-timed to meet the demand for new generation space in a market where vacancy rates have been steadily declining.

The Professional Center at Riviera Point qualified as an EB-5 investment opportunity under the U.S. Citizenship and Immigration Services (USCIS) program, and is part of the Florida Regional Center EB-5 Investment, LLC. EB-5 allows a foreign national interested in obtaining permanent U.S residency to qualify by investing in a commercial enterprise that generates at least 10 jobs for U.S. workers for two years. At that point, the conditional EB-5 Visa becomes permanent. The qualifying investment for a project such as Riviera Point, which is located in a Targeted Employment Area, is $500,000.

Principals of the Riviera Point management team have managed development of nearly 1 million square feet in office properties in South Florida and the Americas. Florida projects include the Coral Springs Professional Campus, and the Lake Mary Professional Campus in Orlando. Azpurua emigrated from Venezuela, where he practiced law, in 2001. Partner Luis Pardo, who came in 2003, is a third-generation Venezuelan developer.

Azpurua said they’ve used their experience to plan a project that meets the stringent criteria fundamental to a successful real estate project and the legal framework of EB-5. “That approach  smooths the way for investors to qualify. As a result, our project is underway while others remain on the drawing boards,” he said. “We know first-hand, having emigrated from Venezuela ourselves, what a life-changing and important step it is, and we are grateful for the opportunity.  We are accountable now to see that our investors succeed, by keeping this project on track and meeting the job creation requirements.”

Riviera Point Holdings enters the Southwest Broward County market at an ideal time, according to Azpurua. “Miramar has set the stage for a thriving economic future,” he said. “We are excited to have a role in the vision that’s taking shape with projects such as Miramar Town Center and Rockefeller Group Corporate Center.”

C&W Begins Search For South Florida Leader

Cushman & Wakefield has begun an executive search to identify candidates for the South Florida Market Leader position.

C&W Senior Managing Director Shane Soefker will transition from his current role as the firm’s South Florida Market Leader to focus on strengthening the company’s commitment to its investor clients in the state of Florida.

“We are emphatic about the continued growth of our Investor Services platform and we’re relying on Shane’s unique background and experience to organize and drive this important directive on a go forward basis in Florida,” said William Magner, Executive Vice President and Area Leader for Cushman & Wakefield’s Mid-Atlantic/Southeast region.

The transition is expected to take two to three months, during which time Soefker will continue to lead Cushman & Wakefield’s South Florida Operations.

Stiles Launches New Mixed-Use Development

Stiles has launched construction of a new mixed-use development with numerous “green” features at the southern gateway to Plantation’s Midtown District – a positive step for Broward’s real estate market.

Stiles is developing the residential component of the project, a new luxury apartment community to be called “One Plantation,” in a joint venture with Prudential Real Estate Investors (PREI). Independently, Stiles owns and is redeveloping the commercial retail component, the adjacent University Shoppes. Located at the northwest quadrant of University Drive and I-595, this mixed-use project will add dimension to the Midtown area’s emerging live-work lifestyle.

Drivers along I-595 can see a sign of economic progress — Stiles Construction’s crane rising in the air.  Stiles President Doug Eagon estimates an average of 225 construction workers will work at the jobsite each month.  Completion of the residential community is expected by June 2013, and the approximate completion date for the retail center’s redevelopment is early 2014.

“We foresee continuing, strong demand for amenity-rich rental residences just steps away from shopping, dining, services and entertainment,” said Eagon. “A Stiles partnership acquired the site several years ago, recognizing its potential as a cornerstone location in the City of Plantation’s vision for Midtown.  We’re pleased to partner with PREI on this venture.”  The partnership has obtained $40.6 million in construction financing from PNC Bank.

The residential component, “One Plantation,” will be a gated apartment community on a 5.5-acre site, with two 12-story towers offering a total of 321 residences.  Stiles Construction is building the residential complex, which is one of Broward County’s first multifamily rental communities designed to achieve Leadership in Energy and Environmental Design (LEED) certification from the U.S. Green Building Council. There will be one-, two- and three-bedroom residences, as well as a 15,600-square-foot clubhouse and a residential parking garage.

While this will be Stiles’ first “green” multifamily residential development, the Fort Lauderdale-based, full-service real estate company has an ongoing commitment to sustainability in all its projects and every aspect of its operations, Eagon said.  The award-winning firm has been responsible for environmental “firsts” such as creating Broward County’s first LEED Silver-certified multi-tenant office building, and it has developed, constructed or played a key consulting role in 16 South Florida LEED projects.

“PREI shares our commitment to sustainability for this new community,” Eagon added.  “We’ve incorporated ‘green’ features that will bring residents energy savings, while reducing the community’s operating costs and enhancing the ultimate value of the property.”

Cohen Freedman Encinosa architects designed the multifamily complex with convenient features such as walk-up access to the ground floor units.

Clubhouse amenities include a pool, spa, California kitchen, firepit, children’s tot lot, 4000-square-foot fitness center, and entertainment area with game rooms, movie theater and lounge. The three-story clubhouse’s roof-top sundeck will create an open-air fourth floor.

A four-story parking garage will connect to the clubhouse and serve residents in both tower buildings.  It will feature a roof-top court for tennis and basketball.

The mixed-use development’s commercial component will reconfigure and renovate the existing University Shoppes retail and office center, to create a more appealing customer environment with easier access and improved traffic flow.  Stiles Architectural Group designed the 65,000-square-foot renovation on a 9.5-acre site just north of the new apartment community.

The popular commercial center will remain in operation throughout the phased renovation and reconstruction period, according to Eagon.  Tenants include McDonald’s, which will move to a new building within the center, plus Goodyear, FedEx, and International House of Pancakes (IHOP). Construction of the multi-phase retail renovation is expected to begin later this spring, and Stiles Realty is targeting additional local, regional and national tenants.

Heim Closes $7.8M Sale

The 14,736 SF building was purchased for $7,775,000.

The seller, St. Andrews Park II, LLC was represented by Marcus & Millichap.
