Accent Closets Leases 8,354 SF At Powerline Business Park

Michael Scarpino, CCIM, and Jennifer Scarpino of NAI Rauch Weaver Norfleet Kurtz & Co. represented the tenant, Accent Closets Inc. in the three year lease of 8,354 square feet at Powerline Business Park located at 2266 NW 30th Place in Pompano Beach.

Julie Miller of Cushman & Wakefield represented the landlord, Cabot III-FL2W06-W12, LLC.

Accent Closets is a leader in the custom closet industry. Established in 1988 they offer a full line of materials that range from sturdy ventilated wire to melamine to exquisite real wood.

RWNK Reps Tenant In 23,000 SF Expansion, Lease Extension

Michael Scarpino, CCIM, Frank Morrison and Jennifer Scarpino of NAI Rauch Weaver Norfleet Kurtz & Co. represented the tenant, Woodfield Distribution, LLC in the expansion lease of 22,648 square feet at Boca Distribution Center 1 for a total combined SF of 70,744, located at 951 Clint Moore Road in Boca Raton.

Woodfield Distribution, LLC also extended their original lease by 50 months to coincide with the ten year term on the expansion space.

Christopher Thomson of Cushman & Wakefield represented the landlord, Prologis.

Woodfield Distribution, LLC is planning to use the facility to manufacture and distribute pharmaceuticals from this location. It is a consolidation of the company’s distribution from several other locations throughout the country. The company has been manufacturing with third party vendors for some time, and will continue to do so, but this facility will be used to manufacture high demand pharmaceuticals in order to better control the timing on the manufacturing and distribution process. Woodfield will be renovating the entire expansion space.

The 50-month lease extension and 22,648 SF expansion is valued at over $2.8 million.

Steve Heim Parts Ways With RWNK

Stephen A. Heim, CCIM, has recently joined forces with Randy Rauch in the formation of Rauch Heim Commercial Real Estate LLC.

Randy and Stephen worked together for five years while at NAI Rauch Weaver Norfleet Kurtz (RWNK) prior to Randy leaving in 2011 to form Rauch Realty Group LLC. Heim joined RWNK in February 2006, most recently serving as Executive Advisor.

As partners, Rauch and Heim will bring over 60 years of experience to their new firm.

Steve Davis & Frank Morrison Team Up For 24,000 SF Warehouse Sale

Orange Boulevard, LLC has purchased the former Vogue Tyre Center Building, a 24,240 square foot warehouse building located at 2700 NW 55th Court, Fort Lauderdale for $1,500,000 or $62.00 per square foot.

The Buyer is relocating their distribution facility to this site.  The seller was Vogue Tyre and Rubber Company.

Steven Davis of Sperry Van Ness Commercial Realty in Fort Lauderdale, Florida represented the Seller in the transaction, and Frank Morrison, with NAI Rauch Weaver Norfleet Kurtz & Co., represented the Buyer.

Concept Elite, Inc. Leases 28,654 SF

Michael Scarpino, CCIM and Jennifer Scarpino of NAI Rauch Weaver Norfleet Kurtz & Co. represented the landlord in the lease of 28,654 rentable square feet of warehouse, manufacturing and showroom space in the 1551 North Powerline Road Building to Concept Elite, Inc. The lease was completed at the three building, 339,554 square foot Superior Commerce Park.

The tenant was not represented by a broker. The lease term was for 66 months with one, five year option to renew.

With the addition of this tenant, occupancy at has now increased to 83.6%.

Concept Elite is a fabricator of granite countertops for a variety of commercial and residential applications. The company plans to open a showroom of their product lines on the street frontage and warehouse their granite slabs in the warehouse portion of the space. They will also be building a state of the art fabrication line in the rear of their space.

Three bays remain available in the 1551 North Powerline Road Building and one bay remains available in the 1541 North Powerline Road Building.
