DCOTA’s Loss Is KTR Hollywood’s Gain

T.J. R.M. Imports, a home design firm, is relocating from the Design Center of the Americas (DCOTA) in Dania Beach to KTR Hollywood, a 521,000-square-foot, 13-building, Class A flex park located on the west side of I-95 in Hollywood, Florida.

The building is within the newly formed South Florida Design Park area.

Scheduled for occupancy on November 1, 2012, T.J. R.M. Imports will occupy a total of 27,000 square feet for a 15-year term. The showroom space will encompass the entire space and is currently under construction. This new space represents an expansion of approximately 7,000 square feet from T.J. R.M. Imports’ current showroom.

“We are witnessing a trend where several home design firms are relocating out of the DCOTA, a campus that caters to design professionals, to take advantage of more competitively priced space and enhanced accessibility for the general public,” said Tom O’Loughlin of CBRE. “Consumers today want the same direct access to high-end warehouse showrooms as they have had in the past from design centers.”

T.J. R.M. Imports will join other leading firms such as Jerry Pair, Stark Carpet and J. Nelson to name a few.

O’Loughlin is a Senior Associate with CBRE, based in the Fort Lauderdale office. O’Loughlin was joined by Senior Vice President Harry Tangalakis in providing representation to the landlord, KTR Hollywood LLC.

The Changing Face Of Office Space

Fueled by the design preferences of Millennials, the rise of telecommuting and continuing economic concerns, U.S. office tenants are opting for smaller spaces that promote more collaborative work environments.

That was the observation of show host Michael Bull and his guests on the most recent episode of “America’s Commercial Real Estate Show,” which examined office-use strategies of Corporate America, as well as some of the common mistakes office tenants make.

“From a utilization point of view, everything’s running about 25 percent [smaller] than it did in the past,” said Rick Ferguson, vice president, corporate office services for Bull Realty. “If someone had a 10,000-square-foot office space, it’s now 7,500 square feet.”

“What we’re seeing is a tremendous push towards more space compression … and a real focus is to get that collaborative environment,” added Scott Panzer, a New York-based vice chairman of Jones Lang LaSalle.

According to Panzer, financial service firms, which once typically sought 250 square feet of office space per employee, now seek 205 square feet for each worker. Media and advertising firms have similarly decreased their requirements, he said.

“The Googles of the world, they’re already [at] one person per 100 square feet,” Panzer added.

The use of hoteling, or providing office space to workers on an as-needed basis rather than permanently reserving space for a particular individual,  to reduce overall space demands has become a significant trend in recent years, said Bob Chodos, a principal with Colliers International in Chicago.

“In the last 72 hours, I’ve had two companies ask me these questions: ‘Why is that I can walk around my space and see all these empty offices when people are traveling [to be with] our clients? What can I do to be more efficient?’” Chodos said.

Waiting until a lease expiration is fairly close before beginning negotiations for the next lease is a common mistake tenants make, said Richard Rhodes, managing principal with Cresa Bethesda.

“I’m working on two transactions now that have five years left where we are renegotiating the rent downward and extending the leases for [another] five years,” he said. “Had we not been at that point, that opportunity would never have presented itself. The more time you have [remaining on a lease], the more leverage you have, especially in a soft market.”

“I’ve seen that mistake as well, where tenants don’t have enough time, and they can’t negotiate from a position of power because they’ve started the deal too late,” said Michael Bull, president and founder of Bull Realty.

Our meetings are hosted, graciously, by our members. The host property gets exposure to market the space available in the building and for all to see it first hand.

Jones Lang LaSalle Secures Headquarters For Advantix Systems

Jones Lang LaSalle (NYSE:JLL) today announced that Advantix Systems has signed a 40,000-square-foot lease to consolidate and expand its North American corporate headquarters at Sawgrass International Corporate Park in Sunrise, Florida.

The lease represents the latest sign of a national industrial tenant expanding its headquarters and creating positive absorption in South Florida’s active industrial market.

The global provider of cooling and dehumidification systems is consolidating its office and warehouse spaces in North Miami Beach into an expanded space at Marina West, a two-building complex inside Sawgrass International Corporate Park. The company is headed by Chief Executive Officer Dion Joannou. Financial terms of the lease were not disclosed.

Jones Lang LaSalle’s Steven Wasserman, SIOR, and David Wigoda, SIOR, represented the landlord in the lease negotiations. Steven J. Medwin, SIOR, CCIM, and Nick Wigoda of Jones Lang LaSalle represented the tenant.

“With the consolidation and expansion of Advantix Systems, the company is bringing its North American headquarters to Sunrise, allowing for a more efficient operation and increasing its square footage in a prime market in South Florida,” said Medwin. “This move offers an expanded floor plan and allows the firm to house its research and development department, as well as sales and marketing teams under one roof, allowing for greater collaboration and execution of new projects.”

Located at 13800 NW Second St., Marina West is comprised of approximately 400,000 square feet of industrial space and is leased exclusively by Jones Lang LaSalle.

“We are thrilled to welcome Advantix Systems as our newest tenant at Marina West and have the property become home to its North American headquarters,” stated Wasserman. “The property offers class A industrial space and a corporate environment that was a perfect fit for the expanding national firm.”

Cypress Creek Office Building Sells For $9.8 Million

OneBlood, a newly consolidated blood center, acquired a Fort Lauderdale office building for $9.8 million out of the receivership of an insurance company.  The transaction was recorded on July 27th.

The 75,000-square-foot building at 3000 W. Cypress Creek Road was last purchased for $5.15 million in 2006.

The nonprofit buyer was represented by Colliers South Florida chairman Michael T. Fay and Executive Vice President John K. Crotty. Two other Colliers officials, Executive VP Robert Listokin and senior commercial associate Sal Bonsignore, represented the seller, the Florida Department of Financial Services as receiver for Aequicap Insurance.

“We had to work through the state of Florida as a receiver for a bankrupt business,” Crotty stated in a news release. “The property had deed restrictions and a zoning issue conflicting with the buyer’s use, which had to be addressed and overcome.”

Brenner Awarded Leasing & Management For Two Broward Properties

Brenner Real Estate Group has been tapped to provide property management and brokerage services for two office properties in Broward County.

Peter Messina, CCIM, SFR, Vice President, Commercial Brokerage, and Michael Eisner, CCIM, Vice President Commercial Brokerage will be responsible for leasing Parkway Professional Building, a 40,858 SF, three-story multi-tenant office building currently undergoing renovation located close to State Road 7 and Florida’s Turnpike at 6151 Miramar Parkway in Miramar.

Messina and Eisner will also be tasked with leasing Hollywood Professional Office, located at 6600 Taft Street in Hollywood. Built in 1978, this 29,044 SF four-story office building is anchored by Wells Fargo. The building is owned by Cone Management, Inc. and Hollywood Dew, LLC.

Roxanna Collins, RPA, Regional Asset Manager, South Florida, along with Wendy Monjaraz, Property Manager and Christen Flory, Property Management Administrative Assistant, will be providing property management services for both properties.
