Tom Burst Joins Colliers South Florida’s West Palm Beach Office

Tom Burst has joined Colliers International South Florida as Senior Vice President in the West Palm Beach office.

With over 27 years’ experience in commercial real estate, he has the knowledge and insight to advise office clients on all aspects of commercial real estate from leasing to disposition, to repositioning properties to maximize their potential.

“Tom has been a recognized leader in the West Palm Beach region and we are thrilled to have him join our team,” says Stephen Nostrand, CEO of Colliers International South Florida. “His career-long dedication to being a trusted advisor to his clients mirrors our commitment to building our team with passionate professionals who know how to deliver success. Prior to joining Colliers, Burst owned Burst Commercial Real Estate Services, Inc., which he founded in 1996 and merged with KRES Commercial in 2012. Previously he had been a broker with GMH Associates, initially joining as director of marketing for the Florida region. Before that he was an associate with CB Commercial Real Estate Group (now CBRE) where he was that firm’s top producer in the West Palm Beach office market, as well as one of the top producers for CB Commercial in South Florida.

Colliers’ Listokin, Casey Broker $4M Lease

Colliers International South Florida brokers Robert Listokin and Clinton Casey represented landlord State Teachers Retirement System of Ohio in a 51,500-square-foot lease at Quadrant Business Center located at 600 SW 12th Avenue in Deerfield Beach.

The new tenant, Florida Backyard by Fortunoff, will use the space as a warehouse and distribution center for its retail outlets in South Florida.  The lease transaction is valued at $4 million. Florida Backyard was represented by New York-based Julius M. Feinblum Real Estate.

“The I-95 exposure of Quadrant Business Center, its location, and opportunities for expansion drew Florida Backyard to the space,” Listokin said. The family-owned manufacturer of casual furniture and accessories is based in Long Island, New York.

“Florida has always been at the top of our list,” said Bernard Sensale, CEO of the Fortunoff Backyard Store. “Our first retail stores are planned for Stuart, Boca Raton and Palm Beach Gardens. They will open between September and October of this year.  Florida is a great outdoor market and many people here are from the Northeast and are already familiar with our brand and what we offer. We are receiving merchandise in our Deerfield Beach distribution center now, and we are training new staff and associates with the goal of expanding throughout Florida in the next three to four years. This location on I-95 gives us easy north-south access, and to Florida’s west coast.”

Robert Listokin Named Top Broker

Robert Listokin, SIOR, Executive Vice President, was named the top broker at Colliers International South Florida for 2012.

Listokin was also the top broker in 2011, and has been in the top five since he has been with Colliers. Listokin completed 44 commercial real estate transactions valued at $35.5 million in 2012. His leasing and sale activity is an effective measure of South Florida’s business climate, and reflects the diversity of new companies coming into the area and those expanding in the region.

One of several noteworthy deals Listokin consummated in 2012 was the sale of a 75,000-square-foot former AEQUICAP building on behalf of the Florida Department of Financial Services. The former Cleveland Clinic facility at 3000 West Cypress Creek Road in Fort Lauderdale was vacant after having been renovated to accommodate an insurance company that purchased the property. Listokin and his associate Sal Bonsignore represented the seller, the State of Florida, and their colleagues at Colliers, John Crotty and Michael Fay, brought in the buyer, OneBlood, Inc. A consolidation of blood banks and blood services groups from around Florida, OneBlood will occupy the entire building, which it purchased for $9.8 million.

Listokin’s tenacity and dedication to a client’s changing needs can translate into years of work before a deal is finalized. In 2012, Listokin and his associate Peyton Moore negotiated a 10,000-square-foot lease on behalf of JVB Financial Group, LLC, after more than two years of searching out office facilities to buy or lease, as a result of shifts in the client’s real estate requirements. JVB Financial, a municipal bond sales and trading company with offices in Boca Raton and New York, will move into new offices at Lynn Financial Center in Boca Raton this spring.

Just recently, Listokin was a finalist in the office leasing category for the 2013 NAIOP Awards of Excellence. He has been named a Power Broker for Office, Industrial and Retail leasing in Broward County for 2012. Listokin’s client list is broad, ranging from Hair Club for Men, LTD to megafirms including Travelers Indemnity Co., First Service, Sears, and the U.S. Government.

Robert Listokin has worked consistently in the South Florida commercial real estate market since 1986. In his 25+ year career, he has leased or sold millions of square feet of commercial property with an aggregate value well in excess of $1 billion. Over the years, Robert has represented such companies as Humana, Prudential, Nortel, H & R Block, American Media, Inc. and the State of Florida, among others.

Robert reunited with Colliers International in July 2000, 15 years after his affiliation with its sister firm in Philadelphia, Colliers L & A. Robert served as Senior Vice President and partner in the Newman Group, and in 1990 he established Equivest Properties, Inc. He was responsible for all of the company’s growth and development, including the procurement of agency assignments for office, industrial, retail, and investment property, tenant representation and training of additional salespeople. In July 2000 he merged Equivest Properties with Colliers International.

Colliers’ Bonsignore & Moore Win Crown Center Leasing Assignment

Colliers International South Florida’s Senior Commercial Associates Sal Bonsignore, CCIM and Peyton Moore, MBA have been appointed the exclusive leasing agents for the  +/- 470,000-square foot Crown Center office campus located at 1201-1475 W. Cypress Creek Road in Fort Lauderdale, Florida.

The Crown Center campus consists of six buildings, and is home to numerous large corporate tenants including Parkson Engineering, CBS Interactive, Sanford-Brown, Cruise One, and Brown & Brown Insurance. The property is attractive to both corporate offices and back office operations because of its strategic location, ample parking and diversity of space configurations.

Colliers Brings On Two Veteran Brokers

Colliers International South Florida is pleased to announce that Ronald A. Schagrin, SIOR and Elias Porras, CCIM, SIOR have joined the firm as Senior Vice Presidents.

Schagrin and Porras have both been in the business for over 25 years and have worked as a team representing industrial and office landlords and tenants throughout Broward and Palm Beach counties.

Prior to joining Colliers, Schagrin was a co-founding partner along with Porras of Commercial Property Realty Advisors, a full service real estate firm that operated for nine years, which later became Commercial Property Realty Group. He served as Senior Vice President at Prudential CRES Commercial Real Estate South Florida. His commercial real estate career began at Colliers International South Florida where when he left in 2001 he served as Senior Director. He is a founding Board Member of Gilda’s Club South Florida and has served as the Chairman of the Board of Directors. Currently Schagrin serves as President for the Georgina Dieter Dennis Foundation which provides scholarships to vocal majors attending Florida universities and colleges.

Cypress Creek Office Building Sells For $9.8 Million

OneBlood, a newly consolidated blood center, acquired a Fort Lauderdale office building for $9.8 million out of the receivership of an insurance company.  The transaction was recorded on July 27th.

The 75,000-square-foot building at 3000 W. Cypress Creek Road was last purchased for $5.15 million in 2006.

The nonprofit buyer was represented by Colliers South Florida chairman Michael T. Fay and Executive Vice President John K. Crotty. Two other Colliers officials, Executive VP Robert Listokin and senior commercial associate Sal Bonsignore, represented the seller, the Florida Department of Financial Services as receiver for Aequicap Insurance.

“We had to work through the state of Florida as a receiver for a bankrupt business,” Crotty stated in a news release. “The property had deed restrictions and a zoning issue conflicting with the buyer’s use, which had to be addressed and overcome.”
