Three New Tenants Ink Deals At Esperanté

Competition to attract tenants is fierce among landlords after a few years of declining occupancy and lease rates. With stronger market confidence, new companies are beginning to enter the market or re-approaching expansion needs. In the Downtown West Palm Beach submarket, Esperanté Corporate Center is ahead of competing towers, having signed all three of the active space requirements for Class A space in downtown.

In the past 45 days, Esperanté signed AMEC, Tremont Partners and Lang Realty, accounting for more than 6,000 square feet of new leases—all of which counts toward positive absorption in the Downtown West Palm Beach submarket.

Lang Realty was the most recent of the three to sign. The deal closed yesterday for 2,233 square feet. Lang has a second location in downtown that they will continue to occupy.

Esperanté Corporate Center is a 256,000-square-foot Class A office tower located at 222 Lakeview Avenue. Owned by CBRE Global Investors, the LEED Gold certified building features WiFi-enabled common areas, a 24/7 lobby attendant, valet parking and a six-story atrium. The property is also part of CBRE Global Investors’ ‘5-Star Worldwide’ program designed to offer tenants at select Class A office buildings worldwide access to the amenities of member buildings, including concierge services, conference centers and fitness centers.

Ken Morris Inks 24,000 SF Lease

Morris Southeast Group/CORFAC International Principal Ken Morris, SIOR, announced today his firm has signed the Broward County Aviation Department to a five-year lease at Airport Commerce Park in Dania Beach, FL.

Morris, Koreena Rivers and Lois Paskow, RPA represented the landlord, ACP Partners, LLC in the 23,778-square-foot transaction. The property is located at 4101 Ravenswood Road. Airport Commerce Park is on the west side of Interstate 95 and less than four miles from the Ft. Lauderdale-Hollywood International Airport in Dania Beach, which is south of Ft. Lauderdale and north of Hollywood.

The Broward County Aviation Department (BCAD) will use the property for administrative offices and plans to move in during the first half of 2012 and after the property owner completes significant tenant improvements to the building. The office building is a single-story campus style property that will allow easy and quick transit from the car into the office for both BCAD personnel and the various contractors associated with the aviation department.

The BCAD move is a major consolidation after years of occupying multiple office locations including some within the airport terminal, as well as portable offices. The new location will also make it convenient for BCAD staff to observe and manage oversight of a runway expansion project that is scheduled to begin at the airport soon.

Airport Commerce Center is comprised of four buildings totaling approximately 60,000 square feet. The BCAD lease brings the park to almost full occupancy, according to Morris.

Morrison Sells Oakland Park Industrial Building

Franklin B. Morrison, P.A. of NAI Rauch Weaver Norfleet Kurtz & Co. recently sold ±4,100 SF commercial/industrial building located at 3000 NW 23rd Avenue in Oakland Park.

Morrison represented the Seller, Larry K. Davis., in the $210,000 transaction.

Peter Dogagis purchased the building, and was represented by Geranimos Dogagis of Nilsen Realty.

Bo Paty Inks Northbridge Centre Lease

Navarro Lowrey Properties, Inc. recently announced that Nowlen, Holt & Miner, P.A. has leased 5,700 square feet of the 17th floor of Northbridge Centre.

Northbridge Centre is located at 515 North Flagler Drive in West Palm Beach.

The firm will be moving from its current offices at 215 Fifth Street in West Palm Beach to its new offices at Northbridge Centre upon completion of its tenant improvements expected the first quarter of 2012.

Mark C. “ Bo” Paty, Vice President of Navarro Lowrey Properties, represented the tenant and Kirk Fetter represented the owner in the transaction.

Formally organized in 1961, Nowlen, Holt & Miner, P.A. has become one of the larger Certified Public Accounting firms in Palm Beach County, Florida.

RWNK’s Heim & Morrison Ink Stirling Square Deal

Morrison, P.A. of NAI Rauch Weaver Norfleet Kurtz & Co. represented the Tenant, Southern Financial Title, Inc. and Law Offices of Bakalar & Topouzis, P.A., in a recent 4,600 SF lease transaction at the Stirling Square Office Center office building located at 2901 Stirling Road, Fort Lauderdale, FL 33312.

The 4,600 SF of office space will be used as a law office.

3 Firms Join Forces In 33K Broward Aviation Lease

The long-awaited $790 million runway expansion at Fort Lauderdale-Hollywood International Airport will have the Broward County Aviation Department departing its home on airport grounds.

The department recently signed a five-year lease with Boston-based Cabot Properties for 32,812 square feet at 2200 SW 45th Street in Dania Beach. The agency’s current office is in the path of the new runway, which will soar over U.S. 1.

The agency is expected to move into its new office, a former administrative office for Robb & Stucky, in the first quarter of next year.

Tom Viscount of Butters Realty & Management, John Halliday and J.C. Halliday of the Halliday Group and John Dohm of Infinity Commercial Real Estate brokered the transaction.

“The three brokerage firms worked together to get this lease completed, with each playing an integral role to help the Aviation Department meet its tight financial budget, which was good for the county, while delivering a top-notch government tenant to Cabot,”  Viscount said. “It was a time-consuming and challenging transaction and could not have been done without the efforts and cooperation of everybody. Cabot was really willing to go the extra mile for the Aviation Department.”
