Cushman & Wakefield To Provide Agency Leasing Services At Commercial Tower In Fort Lauderdale

Cushman & Wakefield announced that locally based property investor NRNS Acquisition 2101 Commercial LLC has selected the firm to provide agency leasing services at Commercial Tower, a five-story Class A office building in the Cypress Creek submarket.

Cushman & Wakefield’s Donna Korn and Beau Ladwig will lead leasing efforts for the 94,532-square-foot building at 2101 W. Commercial Blvd. near the Fort Lauderdale Executive Airport. Current availability ranges from ±1,000 square feet to ±9,212 square feet, offering flexibility for a range of professional users.

NRNS Acquisition 2101 Commercial LLC recently completed an extensive capital improvement program at the property, featuring a fully renovated marble lobby, upgraded elevators, a modern tenant conference center, refreshed common areas and newly built spec suites.

Located minutes away from the Florida Turnpike and Interstate 95, Commercial Tower offers access to efficient travel across the tri-county area.

Workman Injury Law Acquires Fort Lauderdale Building As New HQ

Cushman & Wakefield represented Workman Injury Law in the acquisition of 2312 S. Andrews Ave.

Cushman & Wakefield’s Beau Ladwig and Donna Korn represented Workman Injury Law in the $1.7 million transaction.

The 2,811-square-foot office property was fully renovated under previous ownership. The building includes hurricane impact glass, exposed ductwork, slab floors and modern interior finishes. The highly visible location is near State Road 84 and Downtown Fort Lauderdale, with access to the Fort Lauderdale Airport, Interstate 95 and Interstate 595.

“This acquisition gives Workman Injury Law long-term control and visibility in a rapidly evolving corridor near the heart of downtown,” said Ladwig. “As an owner/occupier, it’s an ideal situation and location as the firm continues to grow.”

Institutional Property Advisors Facilitates Sale Of Class A Office Building In Boca Raton

Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced the sale of 1200 Corporate Place, a 137,021-square-foot, Class A office property in Boca Raton.

The asset sold for $31,400,000.

“The building was 84% leased at the time of sale, and with approximately 40% of the rentable square footage set to roll over in the next four years, new ownership has a compelling opportunity to drive significant net-operating income growth over the next decade,” said Douglas Mandel, IPA executive managing director investments. “Strategically located at one of the most visible intersections in Boca Raton, the property benefits from a daily traffic count exceeding 50,000 vehicles, providing invaluable exposure to its diverse tenant mix.”

Mandel, along with Zach Levine and Cody Hershey of Marcus & Millichap represented the seller, Keystone Property Group.

1200 Corporate Place is prominently positioned at the intersection of Glades Road and Federal Highway/U.S. Route 1, a gateway corridor that links Downtown Boca Raton with the greater Palm Beach County region. The building is a half mile from Mizner Park, the city’s open-air lifestyle center featuring upscale retail, fine dining, and cultural venues such as the Boca Raton Museum of Art and Mizner Park Amphitheater.

“Surrounded by some of South Florida’s most prestigious residential communities, including The Sanctuary, Royal Palm Yacht & Country Club, and The Golden Triangle, the property is ideally situated for professional tenants seeking a live-work-play environment,” added Mandel. “The nearby Brightline Boca Raton Station, offering high-speed rail service to Miami, Fort Lauderdale, West Palm Beach, and Orlando, adds a layer of accessibility that is unmatched in the region.”

Built in 1984 and situated on more than five acres, 1200 Corporate Place underwent a comprehensive renovation in 2024. Enhancements included a modernized lobby with water feature upgrades, full parking lot resurfacing, and extensive landscaping improvements to elevate curb appeal. The building features a striking four-story central atrium lobby, a two-story structured parking garage, and a full-service café that caters to both tenants and visitors.

Native Realty Closes Off-Market Office Building Sale In Fort Lauderdale

Native Realty again demonstrated its unique expertise in sourcing off-market opportunities for investment sales clients with the successful sale of a Fort Lauderdale office building.

Firm CEO Jaime Sturgis and COO Kaley Tuning represented the seller in the $5 million transaction, which equates to $650 per square foot, substantially higher than the surrounding comparable sales in the area

Davie Blvd Office, LLC sold the 201 SE 12th St. property to BJO of Fort Lauderdale, LLC. The buyer is a local law firm that plans to occupy the 7,541-square-foot office building.

Completed in 2018, the modern office building benefits from its location just steps from downtown Fort Lauderdale and Las Olas Boulevard. Its sleek design with large windows allows for ample natural light in the offices. The property also has plenty of available surface parking spaces, which is rare for urban core office product in the area.

Founded in 2017, Native is on pace to surpass $1 billion in overall transactional volume during the third quarter of 2025.

Native is actively working on $100 million in additional off-market investment sales opportunities on behalf of commercial real estate investor clients. Last month, Sturgis closed the $10.3 million off-market sale of the Pinecrest Square retail plaza in Fort Lauderdale’s Cypress Creek neighborhood.

Grover Corlew Signs Two Major Leases At 600 Hillsboro, Bringing Hillsboro Center To 90% Occupancy

Grover Corlew announced the signing of two significant leases, one with The Corradino Group and the other with Wemlo, at 600 Hillsboro, one of five buildings in the Hillsboro Center office campus in Deerfield Beach.

The leases bring Hillsboro Center to 90% occupancy.

The Corradino Group, a national leader in transportation engineering and planning, has signed a lease for 27,021 square feet of space at 600 Hillsboro, which will serve as the command center for the Florida Department of Transportation’s (FDOT) SW 10th Street Connector Project— an estimated $1.3 billion infrastructure initiative linking the Sawgrass Expressway to I-95 that will create thousands of jobs and generate over $5.5 billion dollars in economic return to the region.

This high-profile project, delivered in partnership with Prince Contracting (part of the Flatiron-Dragados group within the global ACS Group) and OHLA USA as a joint venture,  along with Archer Western (part of the Walsh Group, a fourth-generation family-owned business providing construction services across North America), aims to address longstanding safety and congestion concerns. Once complete, the project will significantly enhance travel, freight movement, and hurricane evacuation routes across Broward County and the broader South Florida.

Wemlo, a RE/MAX Holdings fintech subsidiary that offers third-party mortgage loan processing services, has leased 3,102 sq. ft. of space at 600 Hillsboro, bringing another innovative, growth-oriented company to the building.

These leases follow a series of recent transactions, including the addition of new tenants, and renewals and expansions of current tenants including Osborn Engineering in 600 Hillsboro and J.D. Gilbert & Company, Supreme Health Options and Asymmetric Alpha Global Investors in 700 Hillsboro.

“Hillsboro Center has become a dynamic hub for companies looking for modern space, direct highway access and value in the heart of South Florida,” said Partner Mark Corlew. “The leasing momentum we’ve achieved reflects the strength of the improvements we’ve made, the quality of our tenant experience and the demand for well-positioned suburban office space.”\

Grover Corlew acquired Hillsboro Center in 2019 for $32.5 million, recognizing the long-term potential of the property’s prime location at the southeast corner of Hillsboro Boulevard and I-95. The campus includes the six-story, 119,000-square-foot tower at 600 Hillsboro and four additional buildings totaling nearly 103,875 square feet at 700 Hillsboro. Since the acquisition, Grover Corlew has invested more than $11 million in extensive capital improvements and renovations including a redesigned lobby at 600 Hillsboro, new spec suites, upgraded restrooms and corridors, a tenant lounge and a state-of-the-art fitness center.

“Hillsboro Center is at the center of a rapidly evolving corridor that continues to attract significant public and private investment,” said Partner Anuj Grover. “With more than 162,377 square feet leased since 2023, we’re seeing strong demand driven by nearby developments like the Hillsboro Technology Center and the redeveloped JM Family headquarters campus.”

The revitalization of Hillsboro Center is part of a larger vision for the site. Grover Corlew recently received site plan approval to expand the property with 360 luxury apartment units under its Mayla brand, while continuing to modernize the office campus and demolish obsolete buildings to make way for new public spaces and improved infrastructure.

Ideally located just east of I-95, Hillsboro Center offers tenants structured parking, on-site management, an on-site café, and immediate access to a wide range of nearby restaurants, banks, hotels and retail, with connectivity to Boca Raton via the Dixie Highway overpass and Sawgrass Expressway access through SW 10th Street.

The Corradino Group was represented by Kathryn B. Gillespie of 15 Properties in the transaction and Wemlo was represented by Candy Yeung of REMAX Consultants Realty 1. Grover Corlew was represented by Joe Freitas, John Criddle, Max Pawk and Nicholas Mulligan of CBRE.

Savills Brokers 35K SF Lease In West Palm For Fintech Firm

Savills has successfully brokered a 35,000-square-foot office lease transaction at The Press Building, located at 2751 S. Dixie Highway in West Palm Beach, on behalf of MyBambu, a leading neobank fintech innovator.
