266,000 SF In New Leases, Renewals Reported At Boca Raton Innovation Campus

CP Group and DRA Advisors announced more than 266,000 square feet of leasing activity at the 1.7-million-square-foot Boca Raton Innovation Campus (BRiC).

The activity includes three new leases and two renewals from tenants spanning healthcare, tech, and education sectors.

New leases include:

  • Allstar Recruiting Locums LLC leased 42,697 square feet, doubling its space as it relocates from Deerfield Beach.
  • Cinch Home Services signed for 32,888 square feet.
  • EchoTwin AI leased 2,704 square feet for its first office, with the founder relocating from San Francisco.

Renewals include:

  • Modernizing Medicine renewed 127,821 square feet.
  • Everglades University renewed 52,582 square feet.
  • Newtek renewed 7,810 square feet.

Jeff Kelly of CBRE represented CP Group in all transactions.

CP Group is finalizing a $100 million renovation of the former IBM R&D campus, adding amenities such as a wellness center operated by Boca Raton Regional Hospital, dining options, event spaces, fitness studios, and a 1,100-space parking garage.

The firm is also expanding its flexible “worCPlaces” spec suite program. Two completed phases totaling 30,000 square feet are fully leased, and a third phase—including six suites and seven individual offices—is under construction for delivery in January 2026.

BRiC was rezoned in 2023 to allow future development of residential, retail, hospitality, and entertainment uses, opening the campus to the public year-round. The property also serves as a venue for corporate events, community gatherings, and private celebrations.

Pebb Capital Completes Phase I Of Sundy Village With 88% Of Project Leased

Pebb Capital, a national diversified real estate and private equity investment firm, announced the completion of Phase One at Sundy Village, its premier mixed-use development in the heart of Delray Beach.

The seven-acre campus recently received a TCO, marking a major milestone as a surge of new office, retail and food-and-beverage leases brings the project to 88 percent leased, with 268 below-grade parking spaces now available to the public.

Sundy Village has now delivered 100,000 square feet of Class A+ office space and 30,000 square feet of retail and dining. Woven into a walkable setting of shaded pathways and activated courtyards, new leases build on an early roster that includes Vertical Bridge, Barcelona Wine Bar, Van Leeuwen Ice Cream, Double Knot and Drinking Pig BBQ. Vertical Bridge originally leased 38,474 square feet and moved in earlier this year. The firm has since expanded, bringing its total footprint at Sundy Village to 48,140 square feet. With the TCO in place, restaurants have started their buildouts, with openings anticipated to begin later this year and continue on a rolling basis through the first half of 2026. The project has another 8,500 square feet of leases under negotiation, which would bring occupancy to more than 92 percent.

“Completing this phase with the majority of the campus leased affirms the strategy we envisioned from the outset,” said Todd Rosenberg, Co-Founder and Managing Principal at Pebb Capital. “Tenants see a strategic advantage to doing business where workplaces, amenities and lifestyle converge — positioning Sundy Village to serve as a long-term anchor and defining presence in Delray Beach’s continued growth.”

Signed tenants now include flexible workspaces, wellness, financial services and a wave of culinary concepts. New leases include:

  • Industrious, the national flexible workspace provider, will occupy 25,190 square feet across two standalone office buildings at 25 SW First Ave. and 35 SW First Ave. This reflects sustained demand for turnkey, design-forward offices that support hybrid work.
  • Maman, the New York–founded café and bakery known for its French-leaning menu and distinctive interiors, leased 1,768 square feet. The brand’s continued South Florida expansion will serve as an experience driver within Sundy Village’s pedestrian corridor.
  • Dragonfly MRI, a precision wellness imaging center, leased 6,485 square feet.
  • JTC, a global provider of funds, corporate and private client services, signed 2,458 square feet.
  • Fairstead Development, a purpose-driven real estate firm, leased 2,215 square feet.
  • Lost Coast Collective LLC, a boutique investment-management firm, signed 1,212 square feet.
  • Coastal Investment Company, a private equity real estate firm, leased 1,030 square feet.
  • Delray Beach Craft Brewing, LLC, a locally owned upscale restaurant featuring its own craft beer program, will take 1,143 square feet in the historic Cathcart House on Swinton Ave.

“Leasing at Sundy Village mirrors the top demand drivers across South Florida: efficient layouts, seamless indoor-outdoor connectivity and walkable amenities. We expect the remaining suites to transact quickly as companies look to secure space at what is becoming Delray Beach’s most well-rounded mixed-use address,” added John Criddle, Executive Vice President at CBRE, who oversees office leasing alongside Joe Freitas.

Sundy Village’s Phase Two construction progress will continue with a 79,141-square-foot standalone office building at 100 SE First Ave. and a 165-space parking garage at 48 SE First Ave. that will include 3,400 square feet of ground-floor retail. Through a partnership with the City of Delray Beach, the garage will be available for public use after 6 p.m. on weekdays and throughout the weekends — supporting both tenants and the surrounding district.

Situated within a mile from Interstate 95, Sundy Village is a gateway to Delray Beach’s entertainment corridor. With architecture by Gensler and RLC Architects, patrons enjoy thoughtful design that integrates open-air courtyards, breezy walkways, green space and indoor/outdoor dining and seating areas. One of the most unique aspects of Sundy Village is its ability to incorporate new construction with the preservation of historic homes on the property, several of which are listed on the National Register of Historic Places. These homes have been carefully restored throughout the development process. As part of this effort, historical plaques have been installed at the front and rear of the homes, offering visitors a glimpse into Delray Beach’s heritage while connecting past and present.

CBRE Announces New Leases At Sawgrass Concourse In Sunrise

CBRE facilitated two new office leases totaling 40,000 square feet at Sawgrass Concourse, a two-building office complex located in the Sawgrass International Corporate Park in Sunrise.

Gordon Messinger with CBRE represented the landlord, MG3 Group, a Florida-based real estate investment and development company, in lease negotiations.

The State of Florida signed leases totaling 40,000 square feet in August. The Florida Department of Financial Services signed a 21,000-square-foot lease, and the Department of Revenue signed a 19,000-square-foot lease. Both state agencies are relocating from other parts of Broward County and are expected to move in during 2026.

“We are excited to welcome these tenants to Sawgrass Concourse,” said Messinger, executive vice president at CBRE. “Successfully backfilling 40,000 square feet of space in only seven months highlights the property’s appeal and underscores the ease and efficiency of working with MG3 Group. Sawgrass Concourse is one of the premier flex office properties in the southwest Broward office market.   The office complex provides companies with flexible and efficient floor plans, above-market parking ratios and convenient access to hotels and food/beverage options. Additionally, Sawgrass Concourse offers strategic accessibility with direct access to Sawgrass Expressway, the Florida Turnpike and Interstate 595 and 95.

Historic Downtown WPB Office Building Sells For Over $600 PSF In Under 65 Days

NAI Merin Hunter Codman, Inc. successfully closed a high-priced office building sale in Downtown West Palm Beach.

NAI Merin Hunter Codman Managing Directors Lesley Sheinberg and Barbara LeBrun represented the owner, Thaler and Thaler, PA, in the $5,950,000 sale of the historic 9,446-square-foot Thaler & Thaler building, located at 700 N Olive Avenue.

The transaction equated to $630 per square foot, one of the highest sales per square foot for an office building in the West Palm Beach Central Business District submarket within the last year.

The two-story property, situated on 0.3 acres in the heart of downtown, went under contract within seven (7) days of listing and closed in just 65 days. Constance T. Thomas and David J. Thomas IV of TCRE represented the buyer, Palm Equity LLC.

According to CoStar Group’s September 2025 West Palm Beach CBD Office Submarket Report, the 12-month average sales price per square foot is $422, well below 700 N Olive’s $630 per square foot sale price. Downtown West Palm Beach, often dubbed “Wall Street South,” has benefited from tremendous development and growth over the past five years. It is no wonder that a property at the northeast corner of N Olive Avenue and N 7th Street, just blocks from N Flagler Drive and N Quadrille Boulevard, would achieve above-market pricing in what could be record time.

Thaler & Thaler P.A., a local law firm, engaged Sheinberg and LeBrun to bring their longtime property to market after owning the property for almost 40 years. Originally built in 1961, the property was purchased by Thaler & Thaler in 1987. In 2001 the firm built a new two-story office building on site comprised of a ground floor gated parking garage and larger, upper-level office space.

Berger Commercial Realty Facilitates Sale Of Fort Lauderdale HQ Office Building To Lennox Industries, Inc.

Senior Vice President Steve Hyatt of Berger Commercial Realty represented the seller, Dino Properties, LLC, in the transaction. The buyer, Lennox Industries, Inc. (NYSE: LII), a global leader in energy-efficient climate control solutions, was represented by Christopher Dubberly, Michael Meaden, Seth Ramey, and Jacob Sanchez of CBRE’s Fort Lauderdale and Dallas offices.

Lennox plans to establish its southern region corporate headquarters and training center at the property, consolidating multiple offices into a single, centralized location. The company was drawn to the site’s turnkey, fully furnished condition, proximity to Fort Lauderdale-Hollywood International Airport, and access to major transportation routes and hospitality options, signaling a strategic commitment to South Florida.

Originally constructed in 1949 and completely gut-renovated in 2014 into a modern, tech-inspired office space, the building stands as a prime example of adaptive reuse development in Fort Lauderdale. Previously a distribution center for Hughes Supply Company, the property was reimagined by Dino Properties with a forward-thinking design that attracted multiple offers from developers before Lennox’s acquisition.

The sale underscores the ongoing gentrification and redevelopment of the South Andrews Avenue corridor, an area once dominated by industrial and service businesses that is now experiencing rapid growth with new multifamily, retail, and hotel projects underway.

Minto Communities USA Relocates Headquarters, Inks 15,500 SF Deal

Minto Communities USA, a leading developer of new home communities throughout Florida and South Carolina, has relocated its corporate headquarters to the Promenade at Coconut Creek, a thriving mixed-use center near Fort Lauderdale.

Minto has taken on 15,530 square feet of Class A office space, approximately one-fifth larger than its previous Coconut Creek office, which it occupied for more than 20 years.

On Wednesday, August 20, the Minto team held a ribbon-cutting ceremony to dedicate the new space at 4443 Lyons Road, Suite D-201. Approximately 75 employees report to the South Florida headquarters.

The modern office was designed with open workspaces to promote collaboration and efficiency, and includes a wellness room, kitchen and dining area, private phone booths, and a spacious outdoor balcony that overlooks the Promenade’s bustling retail and restaurant offerings.
