Sunbeam Awardes JLL 100,000 SF Leasing Assignment

Sunbeam Properties, developer and owner of Miramar Park of Commerce, has partnered with Jones Lang LaSalle (JLL) to lease its second generation office flex product, totaling an estimated 100,000 square feet.

The property currently houses more than 160 companies from start-ups to multi-nationals.

“We have worked closely with JLL over the years so they have a thorough, unique understanding of the Park,” said Andrew Ansin, Vice President of Sunbeam Properties. “Their success in the market along with the team’s professionalism, diligence and energy will be an asset to us as we adjust our marketing and leasing efforts to adapt to a changing environment.”

Located east of Red Road on both sides of Miramar Parkway, the Park offers direct access to Florida’s Turnpike and I-75.

Frank Castoro of NAI Rauch Weaver Norfleet Kurtz & Co., Fort Lauderdale represented the Buyer in the recent sale of a prestigious office/retail building located at 1103-1111 E. Las Olas Boulevard.

The Buyer, Metro II, LLC purchased the ±26,780 SF building for $5,200,000 from the Seller Teakko Group, Inc. who was represented by Heather Gogola of Creative Business Sales.

Office space is now being offered for lease and is being represented by Frank Castoro.

Brenner Team Relocates 26,000 SF Tenant

In a relo from Pompano Beach, the courier and delivery services company has set up shop within Quiet Waters Business Park, at 730 S. Powerline Road, Deerfield Beach.

The landlord, Quiet Waters Business Park, LLC was represented by co-broker Tony Hoover of CBRE.

RWNK’s Frank Morrison Sells 24,000 SF Office/Warehouse

Frank B. Morrison of NAI Rauch Weaver Norfleet Kurtz & Co., represented the Seller in the recent sale of a 24,000 square foot office/warehouse building located at 3000 SW 4th Avenue, Fort Lauderdale.

The Property is situated on a 60,000 square foot parcel of land.

The Buyer, Cellular Supplies, purchased the building for $1,000,000 from the Seller, Scorpion Performance. Scorpion Performance relocated to a 100,000 square foot building in Ocala, Florida.

Small Bay Warehouse In Jupiter Fetches $4.4M

The CBRE Private Capital Group (PCG) worked with the seller on the sale of a small-bay warehouse in Jupiter Park of Commerce in Jupiter.

The 52,641-square-foot warehouse at 1001 Jupiter Park Drive sold to Bessemer Trust Company, NA for $4,375,000, or $83.11 per square foot. CBRE represented the seller, 2501Bristol, Inc., Upland, LLC and Marina Apartments, Inc., all Florida Corporations.

“The strong price per square feet of this sale reflects the growing confidence investors have in well-maintained, highly functional, small-bay warehouse product in Northern Palm Beach County,” said Scott O’Donnell, CBRE Senior Vice President.

Built in 1989, the warehouse at Jupiter Park of Commerce sits on 3.64 acres and was 75% occupied at the time of sale.

CBRE Senior Vice President Robert Smith teamed with O’Donnell and PCG South Florida Commercial team members Dominic Montazemi, Miguel Alcivar and Jason Hochman to represent the seller. The buyer was represented by Judge Moss with Brown Harris Stevens.
