Will Ongoing Drama Ground 321 North’s Lofty Plans?

Last September, more than 130 brokers gathered in the atrium of the former Fashion Mall to learn about the complete transformation of the former Plantation Fashion Mall project over the next several years. David Emihovich of Katz Associates and Larry Klein of Forest City Enterprise, which US Capital Holdings Group had retained for retail leasing, described the project’s vision and showed renderings of 321 North.

We waited… and nothing.

Then, with the hiring of Jennifer Moran as Director of Leasing  of 321 North this past April, it appeared as though US Capital Holdings LLC was finally, after several delays over the past several years, was back on track, moving forward with the development of the project.

But, with more drama that recently surfaced, it looks like we’re back on hold.

With nearly $158 million raised for the redevelopment of the Fashion Mall missing, Broward County Circuit Court Judge Jack Tutor said that a key document governing control of the Plantation project was forged.

Wei Chen, the manager and 1 percent owner of developer Mapuche LLC, and Zhen Zeng Du, the head of Tangshan Ganglu Iron & Steel Co., which owns the other 99 percent, both testified at trial before the judge. Du accused Chen of misappropriating the millions of dollars he invested in the 321 North redevelopment project, and forging a document in Chinese that would prevent Du from removing Chen as the head of the company. Du wants Chen out of management so he can restart the project with his own team.

Although the Chinese handwriting experts’ analysis of Du’s signature was inconclusive, the judge said he believed Du’s account over Chen’s. Tutor ruled that Du didn’t sign the document and it was forged. Although he didn’t explicitly say that Chen forged it, it was Chen’s side that submitted the flawed document to the court.

“Mr. Chen, I don’t know whether you did any of the things that have been suggested during these hearings that I’ve held in this case, but you also may have some liability down the road,” Judge Tutor said. “So you need to come to the table and see if you can help resolve this case if that’s possible.”

Lida Rodriguez-Taseff and Scott Marder, of Duane Morris LLP, represented Du in the lawsuit. Rodriguez-Taseff pointed to Chen’s testimony, where he admitted that the developer’s bank accounts was nearly empty despite receiving $158 million from Du, a resident of China. Little work has been done on the property, which has been closed for years. Chen testified that he earned over $400,000 in salary a year, employing two translators since he doesn’t speak English and bought a $2 million condo.

Judge Tutor urged Du and Chen to resolve their differences out of court so the project could move forward without years of delay. Du’s attorneys are preparing a motion to capitalize on the recent ruling.

“Now that this is behind us, our client looks forward to working with the City of Plantation to finally redevelop this property so that it is fully contributing to the tax rolls of the city,” Marder and Rodriguez-Taseff said in a statement. “Our client intends to sit down with the city to better understand the city’s vision for the property and the needs of the community.”

Du has yet to select a team to manage the Fashion Mall redevelopment, Rodriguez-Taseff said.

With all this drama, maybe they should just turn the darn thing into a giant theatre.  Just a thought.

Pointe Group Continues To Grow Team

Pointe Group Advisors announced today that Adriana “AJ” Rosillo  has joined the firm as Senior Vice President of Leasing.

In her new role, Rosillo will be responsible for continuing to pursue business in the leasing and sales of office space throughout South Florida.

Prior to joining Pointe Group, Rosillo worked as the Leasing Director of Flagler Real Estate Services, where she represented more than two million square feet of commercial real estate throughout Miami-Dade and Broward counties. She also previously served as a sales associate for WestVest Associates, Inc., where she was responsible for handling acquisitions and dispositions of commercial and industrial real estate.

“Rosillo’s experience and determination to continue succeeding in the real estate industry will advance the firm’s existing and prominent leasing department,” said Peter Gardner, Founder and CEO of PointeGroup. “We are thrilled to have her as part of our team.”

In June, Matthew Hornick joined Pointe Group Advisors as a leasing associate in the firm’s West Palm Beach office.

Hornick is a commercial real estate veteran with more than 20 years of experience. In his new role, he will be responsible for leasing in The Forum office building in West Palm Beach adjacent to the new Palm Beach Outlets, and will actively work to grow Pointe Group’s market presence.

Also in June, Jack Lowell joined the full service real estate firm as Executive Vice President, after spending 17 of his 40 years in the industry with Flagler Real Estate Services.

William Holly, who served as President of Pointe Group Advisors since October, 2012, parted ways with the company late last month and is now serving as broker at Coral Gables-based Patton Real Estate, a company founded by Holly.

Pointe Group Advisors has offices in Miami, Fort Lauderdale, Palm Beach, Sarasota and Tampa, with more than ten million square feet of commercial space under management and leasing.

Rosillo graduated from Georgia Tech University with a bachelor’s degree in computer engineering. In 2010, she was recognized as a CoStar Power Broker. Active in the community, she is the former president of the Commercial Industrial Association of South Florida (CIASF) and BNI Business Leaders. She currently serves on the board of directors for Certified Commercial Investment Member (CCIM), Easter Seals Young Leaders and is a member of the National Association of Industrial and Office Properties (NAIOP).

Berger Commercial Closes $24 Million Portfolio Purchase, Opens Boynton Office

Berger Commercial Realty announced the opening of a new office in Boynton Beach as a result of a $24 million deal it negotiated for its client, Kendall Properties.

Kendall Properties purchased a 280,000-square-foot office portfolio from LouJA Realty in a deal that closed on Friday, Sept. 26th. The portfolio consists of seven buildings on four different properties in Boynton Beach and Delray Beach.

“Our client recognized that Palm Beach County offers better upside and saw the opportunity this portfolio provided,” said Berger Commercial Realty President and founder Lloyd Berger, who brokered the deal on behalf of Kendall Properties.

The portfolio includes:

  • Delray Office Park, located at 4723, 4731 and 4733 W. Atlantic Ave. in Delray Beach
  • Woolbright Corporate Park, located at  1901 and 1903 S. Congress Ave. in Boynton Beach
  • Gulfstream Professional Building, located at 500 Gulfstream Boulevard in Delray Beach
  • and Woolbright Professional Building, located 2240 W Woolbright in Boynton Beach

Berger plans to hire six full-time staff members in its Boynton Beach office to manage and lease the buildings in the Kendall Properties portfolio, as well as existing assignments in Palm Beach County.

The regional commercial real estate firm also has offices in Fort Lauderdale and Miramar, where its property management team currently oversees 7 million square feet of space throughout the tri-county area.

CRE Broker Uses F-Word To Describe Palm Beach County’s Biotech Dreams

Visions of drug plants, wet labs and incubator space once danced in the heads of Palm Beach County’s commercial real estate brokers and developers. But a decade after former Gov. Jeb Bush recruited the Scripps Research Institute to Florida, those dreams remain just a dream.

Perhaps patience is wearing thin among the commercial real estate types who once embraced the fantasy of a thriving biotech sector. Consider this exchange  during Thursday night’s NAIOP South Florida event in West Palm Beach.

“I don’t even really know what to ask,” said Todd Everett, a broker at Marcus & Millichap and moderator of a panel discussion. “Is this our legacy, or is this a flop?”

“It’s slow in maturing,” said Jonathan Satter, a broker at Avison Young. “There’s a long way to go.”

Despite Florida’s $1.5 billion bet on biotech, private-sector spin-offs are nearly non-existent.

Bush, who worked in commercial real estate for a time before he was elected governor, insisted that northern Palm Beach County would need 8 million square feet of space for biotech companies. But Scripps spinoffs take little more than a few thousand square feet of space in Jupiter.

Colliers’ Bonsignore, Schagrin Ink 62,000 SF Long-Term Lease At Crown Center

Colliers International South Florida announced that 62,000 square feet has been leased at Crown Center, located at 1415-1425 W. Cypress Creek Road, Fort Lauderdale.

The property’s newest tenant, a large financial institution, is scheduled to occupy their new offices during Q1 2015.

“The tenant was attracted to Crown Center based on its proximity to I-95, efficient floor plates, ample parking and the overall appearance of the campus, which is exceptionally maintained by an award-winning property management team,” says Sal Bonsignore, Vice President with Colliers International South Florida, who along with Senior Vice President Ronald A. Schagrin, exclusively represents landlord Fort Lauderdale Crown Center, Inc.

Crown Center is a +/- 475,000-square-foot, LEED certified office campus with tenant amenities including on-site banking and café, electric vehicle charging stations and on-site management.

“Crown Center was able to accommodate the tenant’s current requirement as well as provide them with future growth opportunities”, Schagrin adds.

The tenant was represented by Mathew Cheezem of CRESA South Florida.

Debra Kremblas Movin’ On Up… North

Effective Friday, September 26th, Debra Kremblas, Executive Vice President with Procacci Development Corporation, will be relocating back to her home town of Buffalo, New York.

Debra will continue her Commercial Real Estate career as Director of Leasing for a regional commercial development firm, Iskalo Development Corporation in Williamsville, NY.  Iskalo currently has a portfolio of approximately 1.1 million square feet and are looking to grow it.

At Procacci, Debra was responsible for the marketing, leasing and asset management of the Company’s office, industrial and retail portfolio consisting of more than 1.8 million square feet, including its largest Class A office campus, Crossroads at Dolphin Commerce Center in Miami.

With more than twenty-eight years of commercial real estate experience, Kremblas previously handled leasing and marketing for eleven office properties of more than 810,000 square feet in South Florida at Parthenon Realty, LLC and was an Asset Manager for Crocker Realty Trust.  In Pittsburgh, Pennsylvania, she worked with Heitman Properties Ltd. for twelve years as the Asset Manager for Foster Plaza, a 987,000 square foot, ten-building suburban office complex.

Quite active in industry and civic organizations, Kremblas served as the 2009 and 2011 President and as Director of CREW Fort Lauderdale/Palm Beach. She also served as 2010 and 2011 Programs Chair, and is currently a Member of the Executive Committee and Board of Directors of NAIOP‘s South Florida Chapter, Board Member of the Beacon Tradeport Industrial Park Association, the Board of Directors for the American Red Cross of South Florida and is a current member of a variety of organizations including:

  • South Florida Office Brokers Association-Fort Lauderdale and Miami Chapters
  • The Greater Miami Chamber of Commerce
  • Business Development Board of Palm Beach County
  • The Beacon Council
  • U.S. Green Building Council
  • Building Owners and Managers Association (BOMA)

Debra was recognized for outstanding industry achievement and production, as one of Real Estate Florida’s 2008 Women of Influence.

As a women and children’s advocate, Kremblas was also actively involved with the Make-A-Wish Foundation, The American Cancer Society, the American Lung Association, Taylor’s Closet, Paps Corps, Coast-to-Coast Legal Aid of South Florida, Jack & Jill and Aid to Victims of Domestic Abuse.
