FirstService Residential Signs 65,000-SF Lease For Long-Awaited New Regional Headquarters

Colliers‘ Executive Vice President Robert Listokin negotiated a long-term lease on behalf of FirstService Residential for 65,430 square feet of office space in Plantation Commerce Center.

Cushman and Wakefield’s Travis Herring and Chase Kulp represented the landlord, WPIP Plantation Properties, LLC., in the deal. The four-story Class A office building is located at 1601 SW 80th Terrace in Plantation.

“The search for their southeastern U.S. headquarters has been years in the making and we’re pleased to have assisted them throughout the process of finding a suitable space,” said Listokin. “This opportunity will allow them to migrate their operations to a soon-to-be renovated and highly-accessible location that fulfilled their needs.”

The 120,923-square-foot office building features lake views, is strategically located within a 10-minute drive from Ft. Lauderdale-Hollywood International Airport and provides abundant parking with a 5.5/1,000 SF ratio. The property also offers prime building signage fronting I-595 which FirstService will be utilizing. FirstService will become the largest tenant at the property as they will occupy over two floors in the building starting in April of next year. The lease brings the property to approximately 85% occupancy as it undergoes major renovations. Ownership is currently renovating all common areas of the building, including the main lobby, corridors, elevators, and restrooms.

“As we began to witness business and markets returning to normalcy post-pandemic, we worked diligently to find them the best fit for their requirements,” said Listokin. “Our strategic search was on a timely basis since the migration of their operations also involved the recent sale of their 40,000 SF property in Boca Raton,” which Listokin also facilitated.

The Broward County office market has continued its recovery in the second quarter of 2022, fueled by steady tenant demand and population growth. Heavy leasing activity was seen throughout the market, with approximately 2.1 million square feet leased in the county, and more than 134,000 square feet leased year-to-date in the Plantation submarket. As a result, the vacancy rate in Plantation dropped to 12.7%, a 20-basis point decrease quarter-over-quarter. Additionally, the Plantation office rental rate has increased 2.8 percent year-over-year to $34.27 per square foot. With ongoing favorable market conditions and limited new construction, Plantation’s office market is expected to remain strong throughout the remainder of 2022.

The FirstService Residential deal was the largest lease signed in Broward County in the second quarter of the year.

International Digital Consultant Firm Inks 20,000 SF Lease

Stiles Realty is pleased to announce a new lease signing as well as a pair of lease renewals at Sawgrass International Corporate Park in Sunrise.

Synechron, Inc., a $500 million international digital consulting firm, signed a lease for 19,683 square feet while insurance firm MacNeill Group renewed its lease for 37,818 square feet at Sunrise Corporate Plaza. Additionally, Emerson renewed its lease for its 17,065-square-foot Latin American headquarters at Lake Shore Plaza II.

Senior Vice Presidents Madelayne Garcia and Tom Kates handled the leasing for Stiles Realty, a division of the full-service real estate development firm, Stiles.

Sunrise Corporate Plaza (107,748 SF) and Lake Shore Plaza II (128,470 SF) are Class A office buildings featuring impact-resistant windows, lakefront views and outdoor courtyards. Both are located within Sawgrass International Corporate Park, just one mile from the Sawgrass Mills Mall and BB&T Center with convenient access to I-75, the Sawgrass Expressway and I-595.

“The addition of Synechron as well as the renewals of MacNeill and Emerson continue to affirm Sunrise Corporate Plaza and Lake Shore Plaza II as attractive office locations for top national technology and professional service firms,” Garcia said.

Headquartered in New York City, Synechron has more than 8,000 employees operating in 18 countries. Synechron provides a wide range of digital consulting services from strategy and UX to marketing science and development. The 89-month lease is valued at $4.6 million. Tenant representative was Tony Jones of Cushman & Wakefield.

A member of the Team Focus Insurance Group, MacNeill Group’s 130-month renewal is worth $40 million. MacNeill was established in 1946 and works exclusively with top-rated property and casualty (P&C) insurance companies specializing in commercial, personal, transportation and flood lines, and provides independent agents throughout the Southeast. Robert Listokin of Colliers lnternationalrepresented the tenant in the lease negotiations.

A 128-year-old global automation technology and software company, Emerson provides technologies and strategies for customers in manufacturing industries such as oil and gas, power, chemical, life sciences and others. The company has 76,500 employees across the globe and revenues over $25 billion. The renewal is for 65 months at a value of $3.1 million. The national tenant representative was Patrick Fitzgerald of Axiom Advisory Group while Zach Talbot of Cresa South Florida was the local tenant representative.

Hair Club Inks 2 Leases Totaling 29,000 SF

As part of its transformation into the premier total hair solutions company, Hair Club has secured two new leases totaling 28,502 square feet, highlighting the firm’s continued growth and commitment to South Florida.

Colliers International South Florida Executive Vice President Robert Listokin represented Hair Club in the long-term leases with owner Grover Corlew, including a strategic new headquarters relocation in Boca Raton as well as a new lease for salon space in Delray Beach.

Continuing with a Boca Raton address for its North American headquarters, Hair Club will be moving northwest into Palmetto Place at Boca Raton (f/k/a Interstate Plaza), located at 1499 W. Palmetto Park Road, with direct visibility to Palmetto Park Road as well as I-95. The four-story, 84,131-square-foot office building just completed a total interior renovation and will be starting on the exterior of the property shortly. Darcie Lunsford, senior vice president of Butters Realty & Management, represented the landlord in the transaction.

“As Hair Club has modernized and evolved over the years, there was a need for their headquarters location to do the same,” added Listokin, who has represented the firm’s real estate negotiations locally for more than 15 years. “This property satisfies their requirement for a more efficient, prominent and accessible headquarters location and will better support their operations and employee base for years to come.”

The new lease spans 23,130 square feet encompassing the entire third floor and a portion of the first floor, where the firm plans to create a modern and collaborative environment for its more than 120 local corporate staff members, including more than 60 Contact Center agents.

In addition to the new headquarters address, Listokin represented Hair Club in the negotiation of a new high-end salon space in Delray Beach. Located at 1625 S. Congress Avenue, the 5,372-square-foot space will accommodate customer consultations and visits for hair loss solutions.

Both locations have a planned occupancy of November, 2018.

Robert Listokin Tapped To Lease Coral Springs Office Towers

Robert Listokin, Executive Vice President, has been chosen as the exclusive leasing broker for Towers of Coral Springs I & II, located at 2825 & 2855 N. University Drive, in Coral Springs.

The property totals 75,726 square feet with 27,371 square feet available for lease.

“The buildings are located in the heart of Coral Springs, situated on a major artery in front of the prominent shops of ‘The Walk’ of Coral Springs,” says Listokin. “We know this space will lease up quickly, as it is rare in this market to find a full floor available with naming rights to the building in a space as small as 7,000 square feet.”

The available space would be attractive to corporate users, as well as the recently reduced rate of $19.95 per square foot. Turnkey medical spaces are also available. Amenities include reserved/covered parking and University Drive frontage. Current tenants at the building include Morgan Stanley, 1st United Bank, and multiple prominent doctors and attorneys.

Colliers’ Listokin, Casey Broker $4M Lease

Colliers International South Florida brokers Robert Listokin and Clinton Casey represented landlord State Teachers Retirement System of Ohio in a 51,500-square-foot lease at Quadrant Business Center located at 600 SW 12th Avenue in Deerfield Beach.

The new tenant, Florida Backyard by Fortunoff, will use the space as a warehouse and distribution center for its retail outlets in South Florida.  The lease transaction is valued at $4 million. Florida Backyard was represented by New York-based Julius M. Feinblum Real Estate.

“The I-95 exposure of Quadrant Business Center, its location, and opportunities for expansion drew Florida Backyard to the space,” Listokin said. The family-owned manufacturer of casual furniture and accessories is based in Long Island, New York.

“Florida has always been at the top of our list,” said Bernard Sensale, CEO of the Fortunoff Backyard Store. “Our first retail stores are planned for Stuart, Boca Raton and Palm Beach Gardens. They will open between September and October of this year.  Florida is a great outdoor market and many people here are from the Northeast and are already familiar with our brand and what we offer. We are receiving merchandise in our Deerfield Beach distribution center now, and we are training new staff and associates with the goal of expanding throughout Florida in the next three to four years. This location on I-95 gives us easy north-south access, and to Florida’s west coast.”

Robert Listokin Named Top Broker

Robert Listokin, SIOR, Executive Vice President, was named the top broker at Colliers International South Florida for 2012.

Listokin was also the top broker in 2011, and has been in the top five since he has been with Colliers. Listokin completed 44 commercial real estate transactions valued at $35.5 million in 2012. His leasing and sale activity is an effective measure of South Florida’s business climate, and reflects the diversity of new companies coming into the area and those expanding in the region.

One of several noteworthy deals Listokin consummated in 2012 was the sale of a 75,000-square-foot former AEQUICAP building on behalf of the Florida Department of Financial Services. The former Cleveland Clinic facility at 3000 West Cypress Creek Road in Fort Lauderdale was vacant after having been renovated to accommodate an insurance company that purchased the property. Listokin and his associate Sal Bonsignore represented the seller, the State of Florida, and their colleagues at Colliers, John Crotty and Michael Fay, brought in the buyer, OneBlood, Inc. A consolidation of blood banks and blood services groups from around Florida, OneBlood will occupy the entire building, which it purchased for $9.8 million.

Listokin’s tenacity and dedication to a client’s changing needs can translate into years of work before a deal is finalized. In 2012, Listokin and his associate Peyton Moore negotiated a 10,000-square-foot lease on behalf of JVB Financial Group, LLC, after more than two years of searching out office facilities to buy or lease, as a result of shifts in the client’s real estate requirements. JVB Financial, a municipal bond sales and trading company with offices in Boca Raton and New York, will move into new offices at Lynn Financial Center in Boca Raton this spring.

Just recently, Listokin was a finalist in the office leasing category for the 2013 NAIOP Awards of Excellence. He has been named a Power Broker for Office, Industrial and Retail leasing in Broward County for 2012. Listokin’s client list is broad, ranging from Hair Club for Men, LTD to megafirms including Travelers Indemnity Co., First Service, Sears, and the U.S. Government.

Robert Listokin has worked consistently in the South Florida commercial real estate market since 1986. In his 25+ year career, he has leased or sold millions of square feet of commercial property with an aggregate value well in excess of $1 billion. Over the years, Robert has represented such companies as Humana, Prudential, Nortel, H & R Block, American Media, Inc. and the State of Florida, among others.

Robert reunited with Colliers International in July 2000, 15 years after his affiliation with its sister firm in Philadelphia, Colliers L & A. Robert served as Senior Vice President and partner in the Newman Group, and in 1990 he established Equivest Properties, Inc. He was responsible for all of the company’s growth and development, including the procurement of agency assignments for office, industrial, retail, and investment property, tenant representation and training of additional salespeople. In July 2000 he merged Equivest Properties with Colliers International.
