Meridian Center Of Boca Raton Achieves 95% Occupancy Milestone With The Farmer’s Dog’s Full Floor Lease

Meridian Center of Boca Raton, a premier two-building, 52,000-square-foot office campus located at 6501 and 6531 Park of Commerce Blvd. within the prestigious Park at Broken Sound Business Park, has reached 95% occupancy, according to Reese Stigliano, President of Stigliano Commercial Real Estate.

In the latest lease transaction, The Farmer’s Dog, a fast-growing U.S. pet food company known for delivering human-grade meals tailored to each dog’s needs, signed a lease for the entire ground floor of the 6501 building, totaling 19,450 square feet. Stigliano represented the landlord in this transaction.

Earlier this year, Regus, a global provider of modern co-working and flexible office space, opened a 13,000-square-foot facility on the second floor of the same building. The space features over 58 private and shared workspaces and reached 100% occupancy within the first 60 days of operation. Stigliano also served as project coordinator on behalf of the building’s owner, Castle Boca, LLC.

Reese Stigliano Announces Boca Raton Regus Opening

Reese Stigliano, President of Stigliano Commercial Real Estate, has announced the completion of a Regus-branded coworking facility at 6501 Park of Commerce Blvd in Boca Raton.

The Regus facility will occupy the entire second floor of the building, spanning approximately 13,000 square feet. The space will feature 58 private offices, three meeting rooms, and a large co-working area.

This new location marks the third Regus facility in the city. The 13,000-square-foot workspace is designed to cater to the growing demand for flexible office solutions, particularly among professionals seeking hybrid work environments. The choice of this location is strategic given its proximity to residential areas, making it convenient for workers who prefer to work closer to home.

Mr. Stigliano was deeply involved in several aspects of this project. He not only served as the exclusive leasing agent, but also took on multiple roles such as the Owner’s Representative, negotiator for the Regus transaction, and oversaw tenant improvements and design. International Workplace Group Leases 13,000 SF In Boca

Office space provider International Workplace Group will open an outpost in Boca Raton, as part of an expansion in suburban and coastal areas of Florida.

International Workplace Group leased 13,000 square feet at 6501 Park of Commerce Boulevard, where it will operate through its Regus brand, according to the tenant’s news release. The branch is expected to open “soon,” according to the company’s website.

Led by Mark Dixon, International Workplace Group expanded to seven other outposts in Florida in a push to bring co-working and private offices, as well as meeting rooms to areas where workers generally have to drive to bigger cities for work.

The expansion brings the firm’s Florida footprint to 86 outposts.

Deborah Fink, Jeff Kelly Sign 40,000 SF Tenant

CBRE has completed a major 39,788 square foot lease for a Professional Services firm at an office building within The Arbors Campus in Delray Beach, a 245,000 square foot office campus.

Senior Vice President Jeffrey Kelly joined Deborah Fink on the CBRE team representing the landlord.  CBRE’s Jay Dowlen, Charlie Carrocio and John Jaspert represented the tenant. The name of the Professional Services firm has not been disclosed.

The transaction placed the firm at 1615 Congress Avenue and furthers a significant increase in occupancy levels since a change in ownership and management took place less than a year ago.

“Within the past six months, more than 64,000 square feet of new leasing and tenant move-ins have been accomplished at The Arbors,

New ownership and CBRE’s leasing and management teams, coupled with an exceptional campus location and economic value, have attracted prestigious new tenants such as Hospice of Palm Beach County, Regus and a notable Professional Services firm,” said CBRE Vice President Deborah Fink.

Managed and leased by CBRE, The Arbors was purchased by 1615 Arbors North Associates, LLC an affiliate of RexxHall Realty, LLC, based in New Rochelle, NY, through the CBRE Private Capital Markets group one year ago. In that time, the three-building campus has moved from 45% to 66% occupancy.

“The efforts of the CBRE team, combined with ownership’s attention to tenant needs and detail, has given The Arbors a real competitive edge in the marketplace,” said Daniel Stauber, Managing Director of RexxHall Realty, LLC.

Carrocio and Jaspert are a part of the newly formed CBRE Florida Occupier Service Practice Group. Coldwell Banker’s Ingrid Fulmer and Andrea Raskin-Lapis represented Hospice and Jones Lang LaSalle’s Scott Goldstein and Keith Edelman represented Regus.
