Stiles’ Norm Adams Signs Lease With Accounting Firm At The Main Las Olas Office Tower In Downtown Fort Lauderdale

December 20, 2020/in Done Deals, News/by SFOBA STAFF

Stiles Senior Vice President Norm Adams secured a 10-year lease deal with Templeton & Company accounting and consulting firm at The Main Las Olas located at 201 E. Las Olas Blvd. in the heart of downtown Fort Lauderdale.

Delivered in November 2020, The Main Las Olas is the newest Class A, amenity-rich office tower developed on Las Olas Blvd. in more than two decades.

Templeton & Company, one of the region’s leading accounting and consulting firms with offices in West Palm Beach and Fort Lauderdale, is relocating from 301 E. Las Olas to The Main Las Olas. Templeton provides a broad spectrum of services to its clients including assurance, tax, family office and consulting. The firm plans to occupy the space in January 2022.

“We reached an exciting point in our company’s evolution and our professionals need office space that reflects the high caliber service that we offer our clients and supports our business growth objectives,” said Steve Templeton, Founder and President of Templeton & Company. “The Main Las Olas unquestionably provides the preeminent venue to best meet our clients’ needs and serve as our Fort Lauderdale headquarters for family office services to our high-net-worth families.”

Spanning a full city block, The Main Las Olas redefines the city’s epicenter with 1.4 million square feet of mixed-use office, residential and retail space that stands alone across South Florida as nothing short of revolutionary.

“In this new environment, tenants want a combination of amenities and location, and The Main Las Olas delivers the highest standards of both,” said Adams. ”Templeton chose to establish a new base where they could elevate their business profile and grow in a safe, secure facility offering the highest level of technology and features in office today.”

Combining a dramatic and stunning 25-story all-glass design by nationally acclaimed architecture firm Cooper Cary, the tower offers nearly 370,000 square feet of efficient, modern and forward-thinking office space, expansive 12-foot, floor-to-ceiling windows that draw maximum light, and world-class amenities. Connected to 341-unit apartment tower Novo Las Olas, which features the area’s first Publix GreenWise grocer on the ground floor, the building’s outdoor and indoor amenity spaces, conference centers and state of the art fitness center rival even the most cutting edge office buildings found across the region.

The Main Las Olas, developed by joint venture partners Stiles and San Francisco-based Shorenstein Properties LLC, welcomed its first tenant, law firm Akerman LLP, in November and is currently 40 percent leased. Stiles is a 69-year-old, full service commercial real estate firm headquartered in Fort Lauderdale with offices across the Southeastern United States.

Stiles’ Norm Adams Represents First ‘Virtual’ Lease Transaction To Relocate Tenant HQ From NYC To Downtown Fort Lauderdale

September 7, 2020/in Done Deals, News, Trends/by SFOBA STAFF

Stiles Senior Vice President Norm Adams overcame the challenges of leasing in a COVID-19 world, utilizing technology and a wealth of online tools to get a new tenant signed despite the tenant never seeing the space in person.

Through a series of livestream video conferences, virtual tours and presentations, and electronic brochures, Adams and Senior Associate Sheila Roux conducted the showings and negotiations to attract TruCapital Partners FL, Inc. into a three-year sublease for 4,176 square feet at Broward Financial Center in Downtown Fort Lauderdale.

TruCapital Partners FL, Inc. is relocating its corporate headquarters from Manhattan to Fort Lauderdale. Paul Levine of Commercial Space Realty represented the subtenant.

“In this new environment, we used technology to find new ways to show space and process transactions,” Adams said.  “This lease was completely negotiated and inked before the tenant ever stepped foot in the space. The new tenant got a close look at everything from the layout of furniture to IT racks and connections so phones and computers could be ordered before arriving in Fort Lauderdale.”

Roux added, “We walked the entire space on FaceTime focusing on areas of importance to the tenant. Appropriately, as the space itself is a high-tech, plug-and-play office formerly occupied as prior HQ for JetSmarter, a private aviation software company.”

Stiles is a 69-year-old, full service commercial real estate firm headquartered in Fort Lauderdale.

Class A Office Tower On Las Olas Undergoes $3M Renovation, Achieves LEED Gold

August 6, 2017/in News/by SFOBA STAFF

Stiles announced today that its leased and managed Class A office building located at 200 East Las Olas Blvd. is undergoing a $3 million renovation while casual eatery Beehive Kitchen prepares to open its second restaurant location on the ground floor this month. In addition, the office tower recently achieved LEED Gold certification, a national benchmark of sustainably by the U.S. Green Building Council (USGBC).

“We are thrilled to provide our tenants with an enhanced working environment and another quality restaurant option,” said Rick Stein, Stiles Asset Manager. “From new lobby finishes to interior and exterior lighting that will set the building apart, we aim to create a sense of luxury that rivals the newer office buildings on Las Olas.”

Developed in 1989, 200 East Las Olas was the first Class A office project to be erected on Las Olas Blvd. Stiles Tenant Project Management Services lead by Vice President Mike Miller is completing the renovation. It will be the most substantial renovation since the building’s completion and includes lobby upgrades with modern wood finishes, updated elevator atriums, new furniture and enhanced interior lighting. In addition, new exterior lighting was recently installed along the front of the tower to illustrate its unique architectural design within the downtown skyline.

According to property manager Judy Carter, the team went through an extensive process to achieve Gold certification.

“We analyzed everything from weekly meter readings to prove utility efficiency, vendor products to ensure they were LEED compliant, lighting sensor inspections, even a tenant transportation study to show the high volume of fuel efficient vehicles, amongst other things,” said Carter.

“Sustainable practices have become a Stiles Property Management standard that has helped to cut down building operating expenses while maximizing the value and performance of our buildings,” commented said Stiles Property Management president Chris Rotolo. “As a result, our clients generally achieve a ten percent reduction in operating expenses only 30 days after we take over an assignment.”

200 East Las Olas is a 21-story mixed-use Class A office tower featuring panoramic views of downtown, the ocean and the New River. More than 2,200 new residential units are in development within a one-mile radius and the tower is planned to be a stop on the city’s new Wave trolley service. Easily accessible from I-595, I-95 and US-1, 201 East Las Olas is within a ten-minute drive of Fort Lauderdale/Hollywood International Airport and Port Everglades.

Valley National Bank Moves To East Las Olas With 10-Year Lease Deal

August 8, 2016/in Done Deals, News/by SFOBA STAFF

Stiles Realty announced today that Valley National Bank has signed a 10-year lease deal at Stiles’ corporate headquarters located at 301 East Las Olas Blvd. in the heart of the downtown Fort Lauderdale financial district.

The financial institution and its more than 30 employees will occupy 3,600 square feet of prime ground floor bank space, which features an ATM directly on Las Olas Blvd., as well as 4,000 square feet of second floor office space for its wealth management and commercial lending operations.

Stiles Realty Senior Vice President Norm Adams represented the landlord in the transaction while Richard Kaufman, of Strategic Realty, represented the tenant.

“This move allows us to offer our clients enhanced services as well as all of the conveniences Las Olas Blvd. has to offer while positioning our brand in the center of the financial district,” said Rudy Schupp, Executive Vice President at Valley National Bank.

Valley National Bank will relocate from a former branch on South Federal Highway in Ft. Lauderdale. The move provides the bank with direct Las Olas exposure, covered parking and proximity to area nightlife, culture and entertainment. The bank space build-out is underway with a slated October opening.

“The deal further fortifies the financial district on Las Olas,” commented Adams. “This corner is highly desirable because of its access to retail, entertainment, restaurants and key financial services firms.”

Adams commented that lease rates on Las Olas have reached all-time highs, but he does not believe they are at their peak.

“The Las Olas corridor has very few options for new market entries. We expect additional rate growth due to the tightening market,” added Adams.

The Plaza at Las Olas features a manicured brick-paved drive around a central fountain, 24-hour security, elegant lobby with high-end finishes and hurricane glass. The property is surrounded by parking and is within walking distance to some of Fort Lauderdale’s most popular dining, entertainment and nightlife, including: YOLO restaurant; Vibe nightclub; FAU; Broward College; Broward Center for the Performing Arts; Fort Lauderdale Art Museum; and more.

In the center of six million square feet of commercial office and mixed-use space, the Plaza at Las Olas is immediately accessible to a daytime population of over 63,000 people. Over 2,200 new residential units are in development within a one-mile radius. Easily accessible from I-595, I-95 and US-1, The Plaza at Las Olas is within a ten-minute drive of Fort Lauderdale/Hollywood International Airport and Port Everglades.
