Investment Firm Signs 79,000 SF Corporate HQ In Pebb Capital’s Sundy Village

March 31, 2024/in Done Deals, News/by SFOBA STAFF

Diversified real estate and private equity investment firm Pebb Capital has signed a notable 79,141-square-foot office lease at Sundy Village for the headquarter relocation of DigitalBridge, one of the world’s largest digital infrastructure investment firms.

The announcement marks continued leasing velocity at the transformative mixed-use development in Delray Beach’s Atlantic Avenue District, with expected completion in the third quarter of 2024.

DigitalBridge will be situated at 100 SE 1st Ave., at the southeast intersection of First Street and First Avenue. The office will serve as the main corporate location for more than 300 employees, moving from the current headquarters in Boca Raton. The multi-billion-dollar public company owns, invests in, and operates businesses across five key verticals: cell towers, data centers, fiber networks, small cells and edge infrastructure.

DigitalBridge’s building will be LEED certified and designed with sustainability in mind, including rooftop solar panels. The four-story structure will also boast covered walkways for employees and pedestrians alike, terraces and a sophisticated ground-floor lobby.

“The decision to transition DigitalBridge’s headquarters to Sundy Village will be a tremendous benefit for our team to be immersed in the heart of Downtown Delray,” said Marc Ganzi, DigitalBridge CEO. “Our expanded and modernized office will provide our company with new space for innovation and enjoyment of nearby experiences, from retail to dining, that make it an ideal setting.”

Sundy Village’s seven-acre campus style design presents a unique layout with a series of standalone, private office buildings. In addition to DigitalBridge’s headquarters, a collection of boutique ‘Class A’ office structures are available for lease, ranging from 5,776 to 12,600 square feet. Each will be delivered with the privacy of a single company occupying the building, direct elevator access from the garage and large outdoor terraces for an elevated work setting. Employees will have convenient connectivity to modern lifestyle, dining and retail offerings throughout Sundy Village and the surrounding downtown. Office tenants also include Pebb Capital, which will relocate its Boca Raton headquarters, and Vertical Bridge, the largest private owner and operator of communication infrastructure in the U.S. Beyond the boutique selections, limited office availability remains in the property’s main building.

“The addition of DigitalBridge will bring a sizeable workforce and tremendous utilization of the project’s amenity playground on a daily basis,” said Todd Benson, Pebb Capital Principal. “Coupled with our strategic securement of diverse restaurants and retail experiences, Sundy Village’s location and accessibility continue to be important attributes to creating a robust environment for companies and patrons.”

Designed by Gensler, Sundy Village will create a distinctive ambiance by blending contemporary urban design with historical elements, including the adaptive re-use of structures listed on the National Register of Historic Places. The project is one of the only master-planned ‘Class A’ office developments underway in Delray Beach. Hospitality tenants include new-to-market Barcelona Wine Bar, a “vibey, no reservations” bar with locations across 11 states; and a culinary venture by chef Michael Schulson, known for his successful restaurants in Philadelphia and Miami under the Schulson Collective brand.

Situated within a mile from Interstate 95, Sundy Village is poised to become the gateway to Delray Beach’s entertainment corridor at 22 W. Atlantic Ave. The project embodies a forward-thinking approach to business, hospitality and experiential development, incorporating open-air courtyards, airy walkways, green spaces, and indoor/outdoor dining, totaling in 30,000 square feet of retail space, 180,000 square feet of ‘Class A’ office space, 268 subterranean parking spots as well as a parking garage.

CBRE‘s Joe Freitas and John Criddle oversee office leasing, while retail leasing is managed by Sara Wolfe of Vertical Real Estate.

Financial Services Giant To Occupy 25,000 Square Feet In Boca With Additional Expansion Rights

August 14, 2022/in Done Deals, News/by SFOBA STAFF

Tricera Capital secured a prominent new tenant at its 1675 Midtown office building in Boca Raton.

Wells Fargo signed a lease for approximately 25,000 square feet with options to expand at the building.

The Ben Mandell-led Tricera also kicked off an extensive capital improvements program at the 1675 N. Military Trail property, with Kravit Architecture retained to assist with the upgrades. The building’s lobbies, common corridors, restrooms and building systems will be renovated.

The Wells Fargo lease allows Tricera to seamlessly backfill space to be vacated by Comerica Bank, which is moving out of 1675 Midtown when its lease expires in June 2023.

Tricera Executive Vice President | Head of Office Leasing Dustin Ballard began discussions with Wells Fargo in advance of the firm’s November 2021 acquisition of the building. Wells Fargo had an expiring lease at a nearby property, so 1675 Midtown gives it a premier location for its new Boca Raton corporate office.

“We are thrilled to finalize a lease with Wells Fargo – a flagship tenant for a trophy Boca Raton office building,” Ballard said. “Our team continues to receive substantial interest from potential corporate tenants of all sizes, including new-to-market companies and those with an established presence in Palm Beach County.”

The seven-story 1675 Midtown has approximately 70,000 square feet and ample parking in the four-story podium parking garage. Built in 2008, the building features hurricane resistant windows, heavy back-up power, expansive conference rooms and valet parking.

Tricera is extremely active in Palm Beach County.

The firm is part of a joint venture that owns office building One Clearlake in downtown West Palm Beach. Tricera is also nearing completion of The Press, a transformative mixed-use redevelopment of the former Palm Beach Post campus on West Palm Beach’s South Dixie corridor. The Press includes a fully redesigned and renovated office building occupied by the Post and numerous additional tenants.

“We remain bullish on Palm Beach County’s core markets, especially Boca Raton and downtown West Palm Beach,” Mandell said. “These areas have benefitted greatly from the domestic and corporate migration of the last few years. That activity has not slowed down, and we continue to pursue investment opportunities to address the pent-up demand for quality office and retail space in these markets.”

CBRE’s John Criddle, Joe Freitas and Chris Smith oversee leasing of 1675 Midtown on behalf of Tricera.

Grover Corlew Taps CBRE Team To Market Boca Raton Office Buildings

June 26, 2022/in Done Deals, News/by SFOBA STAFF

Grover Corlew tapped CBRE to market two Boca Raton office buildings as the two firms continue to expand their relationship throughout Palm Beach and Broward counties. CBRE Executive Vice President John Criddle, First Vice President Joe Freitas, Senior Associate Max Pawk and Transaction Manager Allie Lancashire have been tapped to lease Palmetto Central, located at 1489-1499 W Palmetto Park Road in Boca Raton.

The prominent CBRE office team was awarded the listing by owner Grover Corlew, which purchased the buildings in 2016.

Construction has commenced on a state-of-the-art redevelopment at 1489 W Palmetto Park Road and will deliver the first Class A building to the Boca Raton office market in over a decade. The 1979-built, 83,000-square-foot building will feature ±26,000-square-foot floor plates once it has been redeveloped, with private patio access for 3rd floor tenants and balcony access on 5th floor, full height hurricane impact glass, VRF HVAC systems to allow custom control throughout tenant spaces along with new spec suites on the 3rd floor. The 5-story building offers 5.0/1,000-square-foot parking (mainly covered garage with additional surface with 12 electric car chargers). The redevelopment is slated for a January 2023 completion date.

An entirely new building exterior, which will include a brand-new façade and hurricane impact windows, is planned for the adjacent 5-story, 87,400 square-foot 1499 W Palmetto Park Road building. The project will also include a state-of-the-art gym, high tech conference center, spacious tenant lounge, a comfortable outdoor seating area, new and improved wayfinding and monument signage throughout, complimented by new landscaping.

Located in the heart of Boca Raton, the property is situated at the NE corner of I-95 and Palmetto Pk Rd. It is equidistant between East Boca (Mizner Park/Royal Palm) and Central Boca while also being just 5 minutes from the new Brightline Station and within a walkable distance to restaurants and retail. In addition to Fort Lauderdale International and Palm Beach International airports, the buildings are also in close proximity to Boca Raton and Fort Lauderdale Executive Airports.

Having earned the reputation in Florida and the southeastern U.S. for reimagining infill office properties in prime locations, the South Florida-based real estate investment management group, Grover Corlew, continues to invest in Boca Raton. Grover Corlew will be renovating 120 E Palmetto, which was recently purchased in March 2022. The company will be upgrading the lobby with new lighting, refreshing the common area corridors, painting the exterior and installing new lighting. Spec suite plans are underway for the 2nd floor and a restroom refresh is planned for the entire building.

Grover Corlew and CBRE’s relationship extends beyond Palmetto Central to 150 & 120 E Palmetto Park Road in East Boca Raton, 600 & 700 W Hillsboro Boulevard in Deerfield Beach, 2401 & 2335 E. Atlantic Boulevard along with 50 NE 26th Avenue in Pompano Beach and 1615 & 1625 S Congress Avenue in Delray Beach (leased by Jeff Kelly and Deborah Fink). The total office portfolio totals 825,095 square feet.

“We have been active in Boca since 2016 when we purchased 1499 Palmetto Park Road, and have since purchased the 1489, 120 and 150 buildings on the same street,” said partner Mark Corlew. “We have and are continuing to commit significant capital to re-introduce these incredibly well-located properties as premier, Class A office buildings with the intent to attract high-quality tenants and talent to our city. Our headquarters are here and we’re raising our children here. Given Boca’s high-quality housing and schools, the new Brightline Station and our growing downtown, our city should be an easy sale to new companies relocating to our region.”
