C&W Tapped To Lease Two Class A Office Buildings In Downtown Fort Lauderdale

July 5, 2020/in News/by SFOBA STAFF

Cushman & Wakefield has been retained to oversee leasing at Tower 101 and 101 Centre, two Class A office buildings totaling approximately 230,000 square feet, located in the heart of Fort Lauderdale’s Central Business District.

John Criddle and Joe Freitas of Cushman & Wakefield will lead leasing efforts on behalf of the owner, IVY Realty.

The 21-story Tower 101 totals approximately 179,000 square feet, and the adjacent six-story 101 Centre totals approximately 50,000 square feet. Notable tenants include Uniform Advantage, Quest Workspaces and the City of Fort Lauderdale.

“Tower 101 & 101 Centre are located in Downtown’s burgeoning Flagler Village submarket, offering companies a truly walkable location to over 3,000 new multifamily units and creative restaurant concepts,” Criddle said. “As South Florida continues to densify, office assets such as Tower 101 & 101 Centre will outperform their peers as forward-looking companies will select walkable locations to the Brightline in an attempt to support office connectivity, employee recruiting and retention.”

IVY is in the process of completing major building renovations which include extensive upgrades to the building lobby, installation of a formal building entrance off of NE 1st Street providing valet service and covered drop off along with complete modernization of the building’s café.

Both buildings offer recently completed move-in ready spec suites with high-end finishes, and Tower 101 includes a premier full-floor space on the 17th floor with ocean views.

“IVY is well known for their excellent track record in South Florida and we are excited to be partnering with them on this asset,” Freitas added. “Tower 101 provides users with efficient center core floor plates to maximize space utilization and unobstructed ocean views to the East.”

Located within the emerging Flagler Village neighborhood a few blocks from Las Olas Boulevard, the buildings offer easy access to shopping, restaurants, museums, the beach, the Fort Lauderdale International Airport and more.

October Meeting Follow-Up – Sales Tax Update

October 22, 2018/in Upcoming Events/by SFOBA STAFF

Thanks to Adele Stone and Eric Rapkin for another great session and to Sandra Anderson, Elizabeth Jimenez, JLL and Ivy Realty for hosting. Adele wanted to clarify the issue of how the penny surtax in Broward would affect sales tax on commercial rents – here is her response:

SFOBA Members
I want to clarify what was discussed at the SFOBA meeting on Wednesday, October 17th with respect to the 1 penny transportation surtax which is on the upcoming ballot. The fact is that although the 1 penny transportation surtax on the ballot is not tied to the state sales tax (or subject to the same reductions in same), if passed it will be classified as a surtax and surtaxes are paid on commercial rents. The ballot doesn’t indicate any exclusions on the goods and services subject to same.

This information is being sent for the SFOBA group to know about this if this would be a consideration for them in voting.

Great event and great turnout!  Good seeing everyone  and thank you for inviting us to participate once again this year.
– Adele Stone

Downtown Fort Lauderdale Office Tower Trades For $108.5 Million

October 7, 2018/in Done Deals, News/by SFOBA STAFF

1 East Broward Owner, LLC, a joint venture between affiliates of NAI/Merin Hunter Codman and PCCP, LLC, has acquired 1 East Broward, a Class A office tower in downtown Fort Lauderdale for $108,500,000.

The CBRE Capital Markets team facilitated the sale of the 19-story, 351,705 square foot, institutional-quality office building on behalf of the seller, Ivy Realty.

Additionally, the CBRE Debt & Structured Finance team arranged acquisition financing of $77,465,500 with SunTrust Bank on behalf of the buyer. Vice Chairman, Christian Lee and Senior Vice President, José Lobón of CBRE oversaw the transaction on the sale effort, and First Vice President Amy Julian oversaw the financing for CBRE, working with Chief Financial Officer Dung Lam and Acquisitions Director Corey Winsett on behalf of NAI/Merin Hunter Codman. The CBRE team also included Senior Financial Analyst Andrew Chilgren. Rebecca M. Cox, SunTrust Senior Vice President, provided the financing. Kapp Morrison LLP provided legal counsel to the seller and Shutts and Bowen provided legal counsel to the buyer.

The property is located on the northeast corner of Broward Boulevard and Andrews Avenue, in the heart of Fort Lauderdale’s rapidly expanding downtown, across from the new Brightline Rail Station. The 91% leased property includes a 19-story building and a 5-story building that are connected by a covered sky bridge to a 4-story parking structure that provides the office tenants with 772 covered parking spaces. The property recently received an extensive renovation with over $4.9 million invested since the beginning of 2013 and serves as the new U.S. headquarters for KEMET Corporation, a leading publicly-traded global supplier of electronic components. KEMET recently relocated its corporate headquarters from Greenville, SC to 1 East Broward bringing 150 additional jobs to the Fort Lauderdale CBD. KEMET joins several leading law firms who have corporate and regional headquarters at 1 East Broward including Becker & Poliakoff, Quintairos, Prieto, Wood & Boyer, P.A., McGlinchey Stafford and Hinshaw & Culbertson LLP.

The purchaser of the property, 1 East Broward Owner, LLC is a joint venture between affiliates of NAI/Merin Hunter Codman, Inc. and PCCP, a real estate finance and investment management firm, based in New York and San Francisco that has over $6.5 billion in assets under management on behalf of institutional investors.

Jordan Paul, CEO of NAI/Merin Hunter Codman stated, “We are excited to form this venture with PCCP. Fort Lauderdale is transforming into one of the great live, work, play environments in the United States and 1 East Broward enjoys a unique position within the marketplace. NAI/Merin Hunter Codman and PCCP plan to continue improving the property to solidify its position as one of downtown Fort Lauderdale’s premier corporate addresses and we appreciate that SunTrust was able to provide us with a loan that allows for flexibility in achieving this goal.”

NAI/Merin Hunter Codman will take over property management and leasing at 1 East Broward.

NAI/Merin Hunter Codman Chairman, Neil Merin who will oversee the leasing team with NAI/Merin Hunter Codman Commercial Associate Max Pawk stated, “With its strategic location adjacent to the Brightline Rail Station, the Federal Courthouse and within walking distance of both Las Olas Boulevard and all of the exciting new residential and cultural development taking place in Flagler Village, 1 East Broward offers its tenants an ideal corporate home with easy access to everything that is happening in Fort Lauderdale and South Florida.”

Christian Lee, Vice Chairman of CBRE Capital Markets stated, “Ivy did an outstanding job executing its business plan and creating value at 1 East Broward. By virtue of the 20% rent growth we have witnessed in Downtown Fort Lauderdale since 2014, every building in the CBD affords significant upside potential as leases expire and we expect that the new ownership group will be able to continue to enhance the building and benefit from the exciting growth taking place in Fort Lauderdale.”

Jose Lobon, Senior Vice President, CBRE Capital Markets added, “1 East Broward has benefited tremendously from its location in the burgeoning Flagler Village neighborhood of Downtown Fort Lauderdale. Not only is it the closest office tower to the recently opened Brightline train station, but it is also at the gateway to the CBD’s youngest and hippest enclave which has seen a generational transformation over the last decade, including 6,415 new multifamily units, as well as numerous art galleries, restaurants, and amenities.”

Ivy Realty On A Tear

October 22, 2013/in Done Deals, News/by SFOBA STAFF

Ivy Realty, a Greenwich-based real estate operating company, announced that since its purchase of the Heron Bay Corporate Campus in Coral Springs, the firm has leased over 53,685 square feet of office space in the hurricane-resistant, Class-A office building, boosting its occupancy from 48 percent to 86.5% percent.

Ivy Realty purchased the 89,000-square-foot campus in 2011 as part of a trio of commercial real estate investments in South Florida, as the firm eyed a recovery in the region.

The firm has amassed over 453,000 square feet of office space in South Florida in the last  30 months — an impressive statement as to its view of South Florida commercial real estate. The firm’s two other Class-A Office investments in the region are 1 East Broward Boulevard in downtown Fort Lauderdale, a 340,000 square-foot building, and 250 Royal Palm Way in Palm Beach with 24,000 square feet.

Following significant refurbishments, Ivy Realty boosted the occupancy in the signature, high-rise Fort Lauderdale office building by over 21 percent, and after recently finishing refurbishments at its Palm Beach property, that property too is quickly escalating in occupancy. After significant downturns in office values in recent years, the trio of Ivy Realty successes point to capital infusions as playing a critical role in turning mediocre properties into prime properties, helping to spur on the South Florida recovery.

“As we sought to expand our investment horizons beyond the Northeast a few years ago,” said Rusty Warren, Co-CEO of Ivy Realty, “we viewed South Florida as on the cusp of recovery, but it lacked investors that could combine conviction and capital. We have the resources to back our vision and are seeing our quality assets returning to positions of prominence in their respective Class-A office markets.”

The firm’s latest success story, Heron Bay Corporate Campus I and II, are preeminent multi-tenant office buildings located within the northwest Broward submarket. Completed in 2001, their modern Mediterranean design incorporates hurricane-resistant features including impact-resistant windows and generator wiring for tenants requiring uninterrupted operations.
The campus is ideally located by the “main-and-main” commercial intersection of the Sawgrass Expressway and Coral Ridge Drive, which serves prestigious communities surrounding including Heron Bay Golf Club, The Hamptons, and Parkland Golf & Country Club, all of which are affluent communities favored by entrepreneurs and corporate decision makers. The Heron campus’ circular driveway stems from the grand entrance of the Marriott Hotel, adding a high level of convenience for visiting executives.

Ivy Realty’s lease-up in the three-story buildings has included adding Pearl Holdings, a Florida-based personal automobile insurer with over 17,000 square feet; Regus, the world’s largest provider of flexible workspace, which hosts approximately 15,500 square feet of executive suites at the Heron Bay campus; and AOD Software, a long-term care software company providing clinical, operations and financial management solutions to retirement and continuing care communities, which leased approximately 15,300 square feet. These leases are unusually large for the office submarket, which more typically leases spaces of 3,000-5,000 square feet per tenant. Ivy Realty also leased just under 4,000 square feet to Century Link (formerly Qwest Communications), among other new tenants.

Added Anthony DiTommaso, Co-CEO of Ivy Realty, “Heron Bay Corporate Campus appeals to corporate executives for numerous reasons: The location  offers an ideal work-live combination, surrounded by upscale enclaves, golf courses and A-rated schools. It features luxury, modern amenities, and it’s hurricane resistant as well as inland, the latter offering added protection for a business during storm season.”

The buildings, which are located at 11555 and 11575 Heron Bay Boulevard, currently have 12,000 square feet of available space, with footprints allowing for subdivision of tenant spaces into as little as 1,000 square feet. The buildings are Energy-Star efficient, and the exteriors features lush landscaping.

CBRE is handling the leasing of Heron Bay Corporate Campus under the direction of Travis Herring and Deanna Lobinsky
