New Mixed-Use Project To Bring 180,000 SF Of Creative Office Space To Fort Lauderdale

January 7, 2024/in News/by SFOBA STAFF

Hines and local partner Urban Street Development have secured a $220 million loan from Bank OZK for the construction of phase 1 of FAT Village, a 5.6-acre, 835,000-square-foot master-planned urban mixed-use development in Fort Lauderdale’s Flagler Village neighborhood.

Upon completion, phase 1 will contain 601 multifamily units; approximately 180,000 square feet of creative office space in Hines’ proprietary, heavy timber T3 (Timber, Transit, Technology) building; and more than 70,000 square feet of retail, including curated food and beverage offerings, shopping, entertainment, and art studios and galleries.

FAT (Food Art Technology) Village is two blocks from the Brightline’s Fort Lauderdale high-speed commuter rail station, which connects Fort Lauderdale to Miami, West Palm Beach and Orlando. This four-block creative enclave will serve as the reimagined epicenter of the city’s art-centric district.

“At a time when financing and construction starts have materially slowed, it’s gratifying to be in a position to move forward on FAT Village, which we believe will be a transformational development for Flagler Village and Fort Lauderdale,” stated Alan Kennedy, managing director at Hines. “This milestone is a reflection of the strength of our business plan, as well as confidence from Bank OZK in our ability to execute. Together with Cresset Real Estate, Las Americas, Hudson Capital, Halmos Holdings, and Urban Street Development (Hines’ Fort Lauderdale-based development partner), Hines looks forward to creating a dynamic and engaging destination that honors and advances the neighborhood’s legacy while providing new living, working and recreational options to help the city better capitalize on secular trends driving population and business migration to South Florida.”

C&W Tapped To Lease Two Class A Office Buildings In Downtown Fort Lauderdale

July 5, 2020/in News/by SFOBA STAFF

Cushman & Wakefield has been retained to oversee leasing at Tower 101 and 101 Centre, two Class A office buildings totaling approximately 230,000 square feet, located in the heart of Fort Lauderdale’s Central Business District.

John Criddle and Joe Freitas of Cushman & Wakefield will lead leasing efforts on behalf of the owner, IVY Realty.

The 21-story Tower 101 totals approximately 179,000 square feet, and the adjacent six-story 101 Centre totals approximately 50,000 square feet. Notable tenants include Uniform Advantage, Quest Workspaces and the City of Fort Lauderdale.

“Tower 101 & 101 Centre are located in Downtown’s burgeoning Flagler Village submarket, offering companies a truly walkable location to over 3,000 new multifamily units and creative restaurant concepts,” Criddle said. “As South Florida continues to densify, office assets such as Tower 101 & 101 Centre will outperform their peers as forward-looking companies will select walkable locations to the Brightline in an attempt to support office connectivity, employee recruiting and retention.”

IVY is in the process of completing major building renovations which include extensive upgrades to the building lobby, installation of a formal building entrance off of NE 1st Street providing valet service and covered drop off along with complete modernization of the building’s café.

Both buildings offer recently completed move-in ready spec suites with high-end finishes, and Tower 101 includes a premier full-floor space on the 17th floor with ocean views.

“IVY is well known for their excellent track record in South Florida and we are excited to be partnering with them on this asset,” Freitas added. “Tower 101 provides users with efficient center core floor plates to maximize space utilization and unobstructed ocean views to the East.”

Located within the emerging Flagler Village neighborhood a few blocks from Las Olas Boulevard, the buildings offer easy access to shopping, restaurants, museums, the beach, the Fort Lauderdale International Airport and more.
