Tech Company More Than Doubles Broward HQ

A technology company recently expanded the size of its headquarters at Dania Beach’s Design Center of the Americas (DCOTA).

According to CEO Fred Bredemeyer, PAVE Mobility, which provides license plate recognition camera systems for parking enforcement agencies, relocated into a 9,700-square-foot office on the second level of 1815 Griffin Road early this year. It had previously resided in a 4,700-square-foot office in the same building.

Nearly 50 of PAVE’s 100 employees will be based in the new Dania Beach office.

Chewy.com Expands To 100,000 SF At DCOTA

Chewy.com, an online retailer of pet supplies, leased an additional 27,200 square feet at its headquarters building in Dania Beach, the Design Center of the Americas (DCOTA).

The lease deal brought the company’s total space at the DCOTA to 100,000 square feet, according to a news release by a corporate affiliate of developer Charles S. Cohen, who owns the building.

The news release by Cohen Brothers Realty Corporation described the lease as “long-term” but did not disclose the terms.

According to the release, the asking rate at DCOTA’s “B” building at 1855 Griffin Road is $36 per square foot.

The lease deal indicates Chewy.com will remain in its Dania Beach headquarters for a while despite the sale of the company last spring to Phoenix-based pet supplies retailer PetSmart, which reportedly paid $3.35 billion for the South Florida company.

In August, Chewy.com announced plans to move its customer-service operations from DCOTA to Hollywood. The relocation would put 1,100 employees of Chewy.com at the Hollywood Hills Plaza at the corner of Hollywood Boulevard and Park Road, making the company one of the city’s largest employers.

DCOTA’s Loss Is KTR Hollywood’s Gain

T.J. R.M. Imports, a home design firm, is relocating from the Design Center of the Americas (DCOTA) in Dania Beach to KTR Hollywood, a 521,000-square-foot, 13-building, Class A flex park located on the west side of I-95 in Hollywood, Florida.

The building is within the newly formed South Florida Design Park area.

Scheduled for occupancy on November 1, 2012, T.J. R.M. Imports will occupy a total of 27,000 square feet for a 15-year term. The showroom space will encompass the entire space and is currently under construction. This new space represents an expansion of approximately 7,000 square feet from T.J. R.M. Imports’ current showroom.

“We are witnessing a trend where several home design firms are relocating out of the DCOTA, a campus that caters to design professionals, to take advantage of more competitively priced space and enhanced accessibility for the general public,” said Tom O’Loughlin of CBRE. “Consumers today want the same direct access to high-end warehouse showrooms as they have had in the past from design centers.”

T.J. R.M. Imports will join other leading firms such as Jerry Pair, Stark Carpet and J. Nelson to name a few.

O’Loughlin is a Senior Associate with CBRE, based in the Fort Lauderdale office. O’Loughlin was joined by Senior Vice President Harry Tangalakis in providing representation to the landlord, KTR Hollywood LLC.

DCOTA Undergoing Multi-Million Dollar Renovation

The 775,000-square-foot Design Center of the America is undergoing major renovations to further enhance the Class A Corporate Center.

The several million dollars investment includes new corridors, restrooms, elevators, state of the art lighting, a complete renovation of the atriums, monument signage for office space, additional windows, new landscaping and a complete transformation to the image and branding of The Design Center of Americas.

The new leasing strategy is a big change, converting up to 250,000 square feet of the third and fourth floor space in Buildings A and B into offices and keeping Building C only showrooms.  A strategy of mixed-use will complement the current showroom mix and leverage the high name recognition of the property because of its proximity to Interstate 95.

Recent transactions at the Office Center include a 17,000 square foot office lease to Avis Rent A Car to a 17,000-square-foot office lease, as well as deals with Hull and Company and the Miami Board of Realtors.

Charles Cohen, president and CEO of DCOTA owner Cohen Brothers Realty Corp., is currently in negotiations to lease an additional 70,000 square feet to four prospective office tenants.
