December 14, 2025/in Done Deals, News/by admin

JLL announced the completion of four new office leases at Peninsula Plaza located on North Federal Highway in East Boca Raton.

Situated at 2424 North Federal Highway, the four-story, 163,640-square-foot trophy office property will welcome the relocating tenants from other parts of the market, ranging in size from approximately 2,000 to over 6,400 square feet.

JLL Executive Vice President Brady Titcomb represented the building’s ownership, CDS Realty Investments, LLC, whose dedication to enhancing the tenant experience has helped drive demand and propel significant leasing activity.

“Peninsula Plaza continues to attract top-tier tenants because it delivers what today’s companies value most including modern amenities, tenant-ready spec suites, efficient space configurations, and a highly desirable location,” said Titcomb. “The building’s sun-drenched atrium, upgraded common areas, modern conference and fitness facilities, coupled with unique suite features like Intracoastal views and private terraces, have made the property one of the most desirable options in the market. These latest leases underscore the strength of tenant demand in Palm Beach County and the appeal of thoughtfully designed, well-maintained office environments.”

Among the new additions to Peninsula Plaza’s distinguished roster of tenants are:

  • Poliakoff Backer, a South Florida-based law firm providing quality customized representation for community associations of all sizes, will be taking 5,431 square feet of space on the fourth floor. Poliakoff Backer was represented by CBRE’s John Jaspert.

  • Family First Life, a nationally licensed insurance marketing organization (IMO) and brokerage, will occupy 6,460 square feet on the second floor. Family First Life was represented by George Casey of Total Real Estate Consultants, Inc.

  • Echelon Financial, LLC, an independent Austin-based registered investment advisory firm, will be taking 5,388 square feet on the third floor. Echelon Financial LLC was represented by Jason Stagman of Stagman Commercial Real Estate Advisors.

  • A local boutique insurance brokerage specializing in group health insurance, working with small and large group organizations, will occupy 1,931 square feet on the fourth floor. Silvana Benitez with LRM Commercial Real Estate Advisors represented the insurance brokerage.

Ideally situated between Yamato Road and Glades Road, Peninsula Plaza offers immediate access to Interstate 95 and is just minutes from Mizner Park, Boca Town Center, and Boca Executive Airport. The location provides abundant conveniences, with a wide selection of nearby dining options, including Chipotle, Subway, Blaze Pizza, and others, as well as multiple banking institutions along Federal Highway.

The property also backs up to an expansive jogging path with scenic water views, and select suites offer their own Intracoastal vistas and private terraces. Remaining spaces available range from 2,000 square feet to more than 11,500 square feet, providing flexible options for tenants of all sizes.

According to JLL’s latest office insight report for Palm Beach County, the office market posted one of its strongest quarters in years, with absorption turning positive across both North and South County and vacancy declining market-wide. Leasing activity surged to roughly 900,000 square feet while new deliveries saw rapid uptake, underscoring sustained demand for high-quality space, the report shows. Nearly 1.2 million square feet remains under construction, all concentrated in Downtown, yet robust tenant interest continues to support tightening fundamentals.

JLL Arranges Five Office Leases Totaling 34,000 SF At Presidential Circle In Hollywood

May 4, 2025/in Done Deals, News/by admin

JLL announced the completion of several new leases, including relocations, extensions, expansions and renewals at Presidential Circle in Hollywood that drive total occupancy at the two-tower, Class A office complex to 88 percent.

Situated at 4000 Hollywood Blvd., the 281,625-square-foot office building has executed leases with new and existing tenants from financial services firms to medical office users ranging in size from approximately 2,963 to over 16,000 square feet.

JLL Executive Vice President Brady Titcomb represented the building’s ownership group, CDS Realty Investments, LLC.

“As top-tier office space in markets like Miami and West Palm Beach become scarce and more expensive, Hollywood is increasingly becoming the location of choice for companies looking for quality office space at a much more competitive price in South Florida,” said Titcomb. “An iconic property like Presidential Circle is perfectly situated for businesses across all industries looking to take advantage of its strategic location between both major interstates and within close proximity to Fort Lauderdale-Hollywood International Airport (FLL), the world’s second busiest cruise port and the nation’s fifth largest healthcare system.”

Among the new additions to Presidential Cricle’s distinguished roster of office tenants are:

  • Relocating from Downtown Miami, Air Charter Service, the world’s largest aviation brokerage, offering helicopters, private jets and executive airliner charters, as well as a huge range of small specialist aircraft for all business needs, signed a new lease for 5,425 square feet of space in the North Tower. Air Charter Service was represented by Tyler de la Peña of Colliers. (Tyler has recently joined JLL as Senior Vice President.)
  • AR Capital Group, a financial services company founded in 2014 with a mission to provide innovative solutions to clients’ commercial finance needs, will be relocating from another location in Hollywood and occupy 4,929 square feet in the North Tower.
  • Starlims, which delivers globally recognized laboratory information management systems and informatics solutions for cutting-edge labs, has renewed its lease and taken 10,385 square feet of space in the South Tower. Starlims was represented by CBRE’s Keith Edelman and Scott Goldstein.
  • Hazen and Sawyer, a firm that provides environmental engineering services to clients in the areas of water quality and supply, completed a 16,312-square-foot office lease renewal. The tenant was represented by Curtis Dean of CD Commercial Real Estate Services.
  • DermCare, a specialized practice management company designed for and by seasoned dermatology professionals, has renewed its 9,937-square-foot lease early for its corporate headquarters location. The full-service practice management company was represented by Tony Jones with Cushman & Wakefield.
  • For more than 70 years, NPC Financial has been helping individuals, families, and businesses make well informed decisions regarding their finances. The South Florida-based financial planner, represented by JLL Executive Managing Director Steven Hurwitz, extended its lease for 2,963 square feet of space in the North Tower.

“As the property’s ownership, we remain committed to continuing to reinvest in enhancing the office building to provide a best-in-class experience on a consistent basis for all of the esteemed companies that are tenants in our property,” added Eric Levy, Vice President of CDS Realty Investments, LLC. “The recent leasing success and number of renewals executed by the JLL team underscore tenants’ commitment to having their business address at Presidential Circle.”

Centrally located directly on one of Hollywood’s most traveled boulevards, Presidential Circle offers convenient access to Interstate 95 and Florida’s Turnpike. While the seven-story property features many on-site amenities including a café and banking center, additional restaurants and banking options are within walking distance including Jimmy Johns, Picadilly, Sub City, Wendy’s, Capones Italian, Il Posto, Sebastianos, and many more. Additional nearby retail options including shipping and office service stores include Target, CVS, Publix, Walmart, FedEx Office and UPS Store. Presidential Circle features a 24/7 lobby attendant and security, on-site property management and spacious conference facilities, in addition to a 4 to 1,000-square-foot parking ratio with covered options. Tenant-ready suites are also available for lease.

According to JLL’s latest office insight report for Broward County, development remains limited in Fort Lauderdale, with only T3 FAT Village East and West under construction. The office market exhibited a somewhat sluggish start to the year, however, rents continued their upward trajectory settling at $46.88 per square foot full service, marking an impressive 17.3% increase year-over-year.

Boca Office Building Goes Under Contract For $24 Million

June 4, 2018/in Done Deals, News/by admin

Less than three years ago, Mainstreet Capital Partners and Davis Cos. paid $28.3 million for two office properties and vacant land in Boca Raton.

Now the firms stand to recoup most of that money by selling just one of the assets – a five-story office building at 900 Broken Sound Pkwy NW.

The 115,986-square-foot building is under contract for $24 million, CoStar reported.

The buyer is an institutional investor affiliated with the NAI / Merin Hunter Codman in West Palm Beach, according to a person involved in the negotiations.

The other assets in the $28.3 million portfolio were 5500 Broken Sound Blvd. NW and a nine-acre parcel.

The building at 900 Broken Sound Pky once housed Nokia and Siemens. It’s now 80 percent leased to three tenants: CSL Plasma, Geosyntec Consultants and Score at the Top.

Peter Reed, a Palm Beach County office broker not involved in the sale, said the transaction is part of a trend in which landlords are cashing out more quickly than they have in the past. He noted that recent owners of the Esperante and CityPlace Tower office buildings in West Palm Beach also have sold those properties after only a few years.

“That’s become more the mindset of owners,” said Reed, with Commercial Florida Realty Services in Boca Raton. “Owners aren’t necessarily holding on for five, seven, 10 years anymore.”

900 Broken Sound Pky was built in 1989 in what was then known as the Arvida Park of Commerce, a 700-acre corporate business park. It has since been renamed The Park at Broken Sound as part of a rebranding that also included a rezoning that cleared the way for retail and residential. The additional uses make the park more attractive to investors, brokers say.

“The [rezoning] has been a big driver in value,” said Brady Titcomb, a broker with JLL. “Now there’s a whole neighborhood that you didn’t have before.”
