The Atrium At Broken Sound Snags 4 New Tenants

Four companies signed leases for a total of 16,722 square feet of office space in The Atrium at Broken Sound in Boca Raton.

Built in 1986 at 6111 Broken Sound Parkway NW and renovated in 2020, the three-story property totals 100,668 square feet. It is owned by New York-based Alchemy-ABR Investment Partners and Miami-based Breakers Capital Partners.

John Criddle, Joe Freitas and Jeffrey Kelly of CBRE represented Alchemy and Breakers in the lease negotiations.

The four businesses that will move into The Atrium are:

  • Crossroads Financial, a Boca Raton-based firm that provides credit for small retail and e-commerce businesses. It signed a seven-year lease for a 5,152-square-foot space on the second floor. Max Pawk of CBRE represented Crossroads Financial.
  • Virtue RX, a distributor of veterinary pharmaceuticals. It signed a lease for 2,084 square feet on the second floor. Virtue was represented by Ingrid Fulmer of Coldwell Banker Commercial NRT.
  • Nylene, a New Jersey-based distributor and manufacturer of polymer fabrics. It will occupy a 1,795-square-foot office on the second floor.
  • Cresa Global, a newly established branch office of the Chicago-based tenant representative brokerage. Bob Schneiderman, managing principal of Cresa Global, represented his office in the lease negotiations.

In addition to the new leases, department store Marshalls, a subsidiary of the TJX Cos. (NYSE: TJX), renewed its lease on a 5,946-square-foot space on the third floor for five more years.

Alchemy and Breakers acquired the Atrium at Broken Sound for $21.4 million in November 2018. Available office space is being advertised for $24.50 a square foot on LoopNet.com.

Cresa Expands Florida Footprint With New Boca Raton Office

Cresa has opened its newest office in Boca Raton, located at 6111 Broken Sound Parkway NW.

Located in central Boca Raton, the new office encompasses approximately 2,000 SF and further enhances the firm’s presence across South Florida. Bob Schneiderman, Managing Principal (previously the Executive Managing Director of Colliers), will head up the office and plans to hire additional advisors and team members to expand the office.

Colliers International Brokers $2.1M, 10,000 SF Lease In Boca

Colliers International South Florida has brokered a 10,610-square-foot office lease with Nightingale at 7800 Congress Centre.

Nightingale, an RN staffing agency, signed an 89-month lease in excess of $2.1 million. The agency is relocating from 6401 Congress Avenue where it occupied 16,455 square feet of space, which was spread out over 5 separate non-contiguous suites on two floors.

Colliers International South Florida’s Executive Managing Director Bob Schneiderman represented the tenant in the transaction and has served as the exclusive tenant representative for Nightingale for more than 12 years.

“When this space became available, it was an opportunity for Nightingale to relocate into one contiguous suite in a more modern building,” said Schneiderman. “There were less than 10 projects with enough space in Nightingale’s price range and geographic preference in this very tight office market. I understood their requirements and was able to help save them both time and money during the process.”

The transaction closed June 24.

Schneiderman added that with the market tightening, complex deals are taking longer to complete. According to Colliers’ research, the market has experienced a 20-percent decrease in the vacancy rate for Class B office space from the second quarter of 2018 to the second quarter of 2019. Additionally, rental rates for such properties have increased nearly 7 percent over that same time period.

“We are thrilled to be moving to our new home at 7800 Congress Centre,” said Mike List, Chief Operating Officer of Nightingale. “Bob Schneiderman from Colliers, who has been our exclusive broker since 2004, provided superb service and achieved excellent results for us in getting our lease transaction finalized.”

The new space will allow Nightingale, which has about 50 employees, to expand efficiently and create new jobs over time.

Bob Schneiderman To Head New CRE Office

Bob A. Schneiderman, SIOR has been appointed executive vice president at DTZ’s newly-opened office in Boca Raton, FL. Schneiderman brings more than 26 years of experience in all facets of commercial real estate, and will be responsible for building cooperation in the local CRE marketplace while expanding the DTZ business lines throughout southeast Florida.

Schneiderman spent the past 16 years with NAI/Merin Hunter Codman, Inc., specializing in corporate services and tenant representation. He has been involved in more than 2 million square feet of commercial leases valued at approximately $750 million. His client list includes Charles Schwab, G4S Secure Solutions, Comcast and Oasis Outsourcing.

DTZ, a UGL company, is a global property services firm supplying occupiers and investors with agency brokerage and integrated property and management services in addition to capital, investment and asset management and consultation. DTZ employs 47,000 people in 208 offices across 52 countries.

NAI/Merin Hunter Codman Negotiates Complicated 29,000 SF Lease

NAI/Merin Hunter Codman, Inc. acted as exclusive advisor in negotiating a 29,000 square-foot, Class-A office lease in Palm Beach Gardens, Florida for G4S Government Solutions (“G4S GSI”), the U.S. government’s largest contractor for professional security services.

G4S GSI was considering leaving its current location at Fairway Office Center but instead, in a complicated transaction, NAI/Merin Hunter Codman negotiated early termination of the firm’s existing lease, and in its place structured a new long-term lease that achieved nearly $1 million in savings for the security firm. The transaction also keeps G4S GSI committed to Palm Beach County for years to come. G4S GSI, formerly known as Wackenhut Services, Inc. has over 12,000 employees protecting key sites in the U.S. and abroad.

“We perceived the market for office space as soon bottoming out and poised for a rebound,” said Bob Schneiderman, a Principal of NAI/Merin Hunter Codman and Head of its Corporates Services Division. “We advised G4S Government Solutions to capitalize on remnants of market weakness to strike a superior deal now to cement savings in the future.

Added Paul Donahue, President and Chief Executive Officer of G4S GSI, “We immediately reduced costs by hundreds of thousands of dollars, and when we look at the deal in its totality, our bottom line will benefit from nearly $1 million in savings.”

The core competencies of G4S GSI, founded in 1960, involve providing high-caliber security and fire services to federal, state and municipal government entities for critical assets and infrastructure. The firm has expanded to include additional services such as base operations support, de-mining and unexploded ordnance services, canine services, training support and unarmed security among other services. For years, the firm had its headquarters along I-95 but in more recent years, took over the space of an affiliate at Fairway Officer Center, a three-building complex located off PGA Boulevard by the juncture of Florida’s Turnpike. Between that move and company mergers, G4S ended up subject to a lease that it did not originate and was subject to seven different amendments.

Said Schneiderman, “This was an opportunity to strike a new deal that better suited the operating needs of G4S Government Solutions. We negotiated added measures of lease flexibility as well as protection against escalating operating expenses among other benefits.”

The new lease followed an exhaustive search undertaken by NAI/Merin Hunter Codman for optimum long-term headquarters for G4S GSI. Countless alternative locations were considered, but after extensive negotiations with Fairway Office Center, G4S GSI ultimately chose to remain at the office complex.

G4S GSI occupies the entire third floor of 7121 Fairway Drive as well as a portion of the second floor. Fairway Office Center is a three-building complex totaling 224,000 square feet, adjacent to the PGA National Resort & Spa. The complex, which is institutionally owned, features state-of-the-art fiber optic communications technology and emergency generator backup for uninterrupted tenant operations. The concrete and steel buildings are three to four stories in height.
