CBRE Announces New Leases At Sawgrass Concourse In Sunrise

September 30, 2025/in Done Deals, News/by admin

CBRE facilitated two new office leases totaling 40,000 square feet at Sawgrass Concourse, a two-building office complex located in the Sawgrass International Corporate Park in Sunrise.

Gordon Messinger with CBRE represented the landlord, MG3 Group, a Florida-based real estate investment and development company, in lease negotiations.

The State of Florida signed leases totaling 40,000 square feet in August. The Florida Department of Financial Services signed a 21,000-square-foot lease, and the Department of Revenue signed a 19,000-square-foot lease. Both state agencies are relocating from other parts of Broward County and are expected to move in during 2026.

“We are excited to welcome these tenants to Sawgrass Concourse,” said Messinger, executive vice president at CBRE. “Successfully backfilling 40,000 square feet of space in only seven months highlights the property’s appeal and underscores the ease and efficiency of working with MG3 Group. Their proactive approach and dedication to facilitating the deal were instrumental in this quick turnaround.”

Sawgrass Concourse is one of the premier flex office properties in the southwest Broward office market.   The office complex provides companies with flexible and efficient floor plans, above-market parking ratios and convenient access to hotels and food/beverage options. Additionally, Sawgrass Concourse offers strategic accessibility with direct access to Sawgrass Expressway, the Florida Turnpike and Interstate 595 and 95.

Historic Downtown WPB Office Building Sells For Over $600 PSF In Under 65 Days

September 21, 2025/in Done Deals, News/by admin

NAI Merin Hunter Codman, Inc. successfully closed a high-priced office building sale in Downtown West Palm Beach.

NAI Merin Hunter Codman Managing Directors Lesley Sheinberg and Barbara LeBrun represented the owner, Thaler and Thaler, PA, in the $5,950,000 sale of the historic 9,446-square-foot Thaler & Thaler building, located at 700 N Olive Avenue.

The transaction equated to $630 per square foot, one of the highest sales per square foot for an office building in the West Palm Beach Central Business District submarket within the last year.

The two-story property, situated on 0.3 acres in the heart of downtown, went under contract within seven (7) days of listing and closed in just 65 days. Constance T. Thomas and David J. Thomas IV of TCRE represented the buyer, Palm Equity LLC.

According to CoStar Group’s September 2025 West Palm Beach CBD Office Submarket Report, the 12-month average sales price per square foot is $422, well below 700 N Olive’s $630 per square foot sale price. Downtown West Palm Beach, often dubbed “Wall Street South,” has benefited from tremendous development and growth over the past five years. It is no wonder that a property at the northeast corner of N Olive Avenue and N 7th Street, just blocks from N Flagler Drive and N Quadrille Boulevard, would achieve above-market pricing in what could be record time.

Thaler & Thaler P.A., a local law firm, engaged Sheinberg and LeBrun to bring their longtime property to market after owning the property for almost 40 years. Originally built in 1961, the property was purchased by Thaler & Thaler in 1987. In 2001 the firm built a new two-story office building on site comprised of a ground floor gated parking garage and larger, upper-level office space.

Thaler and Thaler praised the NAI Merin Hunter Codman team by stating, “Barbara LeBrun and Lesley Sheinberg are incredible. We went from listing to contract to closing at the speed of light and they went the extra mile on every detail. I’ve never had a transaction go so smoothly and I would recommend NAI/Merin Hunter Codman and these ladies in particular to anyone looking for a high rate of professionalism and effectiveness.”

Barbara LeBrun, Managing Director of NAI/Merin Hunter Codman commented, “It was an honor for my partner, Lesley Sheinberg, and me to exceed the goals and expectations of our client. Our constant and thorough evaluation of local market conditions allows us to properly advise our clients on timing. And as they say, timing is everything.”

“Lesley and Barbara are a powerhouse duo. Their professionalism and exceptional market knowledge, coupled with their superior negotiation skills are the secrets to their success. It is my honor to have them on the NAI Merin Hunter Codman brokerage team,” stated Jordan Paul, CEO, NAI Merin Hunter Codman.

Berger Commercial Realty Facilitates Sale Of Fort Lauderdale HQ Office Building To Lennox Industries, Inc.

September 14, 2025/in Done Deals, News/by admin

Berger Commercial Realty, a leader in South Florida commercial real estate services, is proud to announce the successful $16 million sale of Health Network One, a 29,890-square-foot corporate headquarters building situated on 2.68 acres at 2201 South Andrews Avenue in Fort Lauderdale.

Senior Vice President Steve Hyatt of Berger Commercial Realty represented the seller, Dino Properties, LLC, in the transaction. The buyer, Lennox Industries, Inc. (NYSE: LII), a global leader in energy-efficient climate control solutions, was represented by Christopher Dubberly, Michael Meaden, Seth Ramey, and Jacob Sanchez of CBRE’s Fort Lauderdale and Dallas offices.

Lennox plans to establish its southern region corporate headquarters and training center at the property, consolidating multiple offices into a single, centralized location. The company was drawn to the site’s turnkey, fully furnished condition, proximity to Fort Lauderdale-Hollywood International Airport, and access to major transportation routes and hospitality options, signaling a strategic commitment to South Florida.

“This sale represents a win-win for both parties,” said Hyatt. “We’re proud to have represented Dino Properties from their initial acquisition of this property through its transformation into a highly desirable corporate headquarters building, and now its sale to a world-class company like Lennox. “We expected the highest offer to come from a developer, but Dino’s exceptional work on the building made it highly appealing to an end user, providing a move-in-ready situation for the buyer and a quick deal for the seller.”

Originally constructed in 1949 and completely gut-renovated in 2014 into a modern, tech-inspired office space, the building stands as a prime example of adaptive reuse development in Fort Lauderdale. Previously a distribution center for Hughes Supply Company, the property was reimagined by Dino Properties with a forward-thinking design that attracted multiple offers from developers before Lennox’s acquisition.

The sale underscores the ongoing gentrification and redevelopment of the South Andrews Avenue corridor, an area once dominated by industrial and service businesses that is now experiencing rapid growth with new multifamily, retail, and hotel projects underway.

Office Condo With Pickleball Courts Proposed In Broward

September 7, 2025/in News/by admin

A development team led by Alejandro Chaberman has unveiled plans for a new office condominium building with ground-floor retail space in Hallandale Beach.

The proposal, filed with the city earlier this year by 400 W HBB LLC—managed by Chaberman along with Jonathan Eisenband, Asher Abadi, and Arie Abadi—will bring a mix of office and commercial space to a 1.54-acre site at 411 and 415 NW 1st St. and 23 NE 4th Ave.

The group acquired the vacant property for $8 million in 2024 and plans to rename its address to 400 W. Hallandale Beach Blvd.

The eight-story building, designed by Synalovski Romanik Saye, would feature nearly 120,000 square feet of office space, 14,500 square feet of retail, and 400 parking spaces, along with a sixth-floor amenity deck. Planned amenities include pickleball and padel courts, barbecue areas, a fitness space, cold plunge and sauna, and a conference room with a printing station.

Chaberman said the project will cater to small business owners and investors seeking ownership rather than leases, with fully furnished private suites starting at around 250 square feet and priced between $700 and $750 per square foot. That puts most units in the $200,000 to $300,000 range—well below local residential condo prices. Buyers will also have the option to combine suites into larger spaces.

The developer pointed to the recent sellout of Beacon Hallandale’s office condos as proof of strong demand in the area, particularly among entrepreneurs in Hallandale Beach and neighboring Aventura.

Chaberman, who has been active in Hallandale development for over a decade, said the project is currently under city review with no zoning changes requested. He hopes to secure approval by year’s end and launch sales within the next 60 to 75 days.
