Bo Paty Inks 14,000 EcoPlex Deal

Florida Public Utilities Company (FPU), a subsidiary of Chesapeake Utilities Corporation (NYSE: CPK),   will relocate its West Palm Beach headquarters office to EcoPlex® at Centrepark West, 1641 Worthington Road, West Palm Beach, FL. FPU has leased 13,924 square feet for a term of five years.  Kris Hustad and Susan Thomas of Touchstone Webb Realty Company represented the tenant and Bo Paty of Navarro Lowrey Properties, Inc. represented the owner in the transaction.   EcoPlex is the first speculative office building in West Palm Beach, and only the second in South Florida, to achieve a LEED® Gold certification from the U.S. Green Building Council (USGBC). Located in the Centrepark Office District, the four-story, 100,000 square foot office building with adjacent garage is the first Class “A”, multi-tenanted “green” office building of its kind inPalm Beach County.

Listokin & Moore Sell 2 Boca Raton Buildings

Robert Listokin, SIOR and Peyton Moore, MBA, have completed the sale of two office buildings in Boca Raton in two separate transactions totaling over $6.7 million in value.

Listokin and Moore represented both seller First Southern Bank and buyer Sanctuary Centre Partners, LLC, in the sale of 10 separate office
condominiums at Sanctuary Centre, located at 4800 N. Federal Highway in Boca Raton, FL. A total of 27,503 square feet make up the sold units, which range in size from 642 square feet to 8,256 square feet. Amenities at the project include underground parking and a key location at the major intersection of Federal Highway and Yamato Road in northeast Boca Raton. The buyer plans to lease the units, says Listokin.

The team also sold the Boca Raton Comprehensive Cancer Center at 21020 N. State Road 7 on behalf of the seller, Los Angeles based Aptium Oncology. The 31,632-square-foot office/medical building featured additional land that can support another building of approximately 10,000 square feet, and amenities including impact glass and a location just half a mile from West Boca Medical Center.

Concept Elite, Inc. Leases 28,654 SF

Michael Scarpino, CCIM and Jennifer Scarpino of NAI Rauch Weaver Norfleet Kurtz & Co. represented the landlord in the lease of 28,654 rentable square feet of warehouse, manufacturing and showroom space in the 1551 North Powerline Road Building to Concept Elite, Inc. The lease was completed at the three building, 339,554 square foot Superior Commerce Park.

The tenant was not represented by a broker. The lease term was for 66 months with one, five year option to renew.

With the addition of this tenant, occupancy at has now increased to 83.6%.

Concept Elite is a fabricator of granite countertops for a variety of commercial and residential applications. The company plans to open a showroom of their product lines on the street frontage and warehouse their granite slabs in the warehouse portion of the space. They will also be building a state of the art fabrication line in the rear of their space.

Three bays remain available in the 1551 North Powerline Road Building and one bay remains available in the 1541 North Powerline Road Building.

NY Congressional Defeat a Wake-Up Call for Obama, Democrats

The victory by Republican Bob Turner over Democrat David Welprin in the special election to fill the seat vacated by Anthony Weiner in the New York 9th congressional district has Democrats feeling something close to panic.

Victories by the opposition party in special elections are often seen as harbingers of trouble to come for the party in power. When such a victory occurs in a bluest of blue districts such as New York 9th, that wake-up call should be considered deafening. When one considers that New York’s 9th was once held by Chuck Schumer, now an uberliberal Senator, and that it was last held by a Republican at the beginning of the Coolidge administration, that wake-up call should be seen as the equivalent of a nuclear blast.

The victory by Turner is being touted as being similar to the victory by Scott Brown in the race to fill the Senate seat in Massachusetts vacated when Teddy Kennedy died. It is much more than that. Turner, according to the Washington Post, ran as an anti Obama, deficit and tax cutting, tea party candidate. Turner won by about six points, a convincing win in a district regularly carried by Democrats by double digits.

Turner also attacked Obama’s Middle East policy, especially in regards to Israel. Dan Senor, writing for the Wall Street Journal, suggests that Turner’s win signals a collapse of support for Obama among Jewish Americans, irate at the hostile stance the Obama administration has taken toward Israel. This sentiment was oddly echoed by DNC Chair Debbie Wasserman-Schultz, who blames the prevalence of culturally conservative Orthodox Jews for Turner’s defeat of Obama.

The question now arises, how will the Obama administration and the Democrats respond to the thumping it has received in the New York race and a second special election in Nevada? Obama ignored the Scott Brown victory and went full steam ahead to ram through health care reform. The political tsunami of 2010 resulted in the lost of the House and an erosion of the Democratic majority in the Senate.
If the Democrats ignore what happened in New York and Nevada, perhaps hoping that a nominee like Rick Perry or Sarah Palin could be beaten by Obama, they may set themselves up for a defeat in 2012 of historic proportions, the equivalent of what happened to Jimmy Carter in 1980.

Be afraid. Be very afraid.

Effective Friday, September 16th, Deanna Lobinsky, Travis Herring and Andy Ackerman have discontinued their association with the four Cabot Investment office buildings they once represented on behalf of the owner.

No reason was given for the CBRE team’s departure, but rumors began swirling about a month ago regarding Cabot’s inability to pay brokerage fees in a timely manner.  ‘Nuff said.

September 7th Designated “110 Tower Day”

110 Tower, the 30-story, 391,473 square-foot ‘class-A’ office building located in Downtown Fort Lauderdale’s Central Business District, is pleased to announce that Mayor Jack Seiler and the City Commission of Fort Lauderdale have designated September 7, 2011 as “110 Tower Day” in the City of Fort Lauderdale.

The Proclamation, presented by Commissioner Romney Rogers during the City Commission meeting on September 7, was issued in recognition of 110 Tower earning the prestigious LEED Gold certification from the U.S. Green Building Council (USGBC), and comes merely two weeks after 110 Tower also won the GalaVerde award in the LEED for Existing Buildings category presented by USGBC’s South Florida Chapter.

110 Tower is currently the only option for tenants seeking a LEED Gold certified building within a multi-tenant high-rise office tower in Downtown Fort Lauderdale. Less than 300 buildings worldwide have received 110 Tower’s high-level distinction. In addition, 110 Tower achieved an ENERGY STAR® rating from the Environmental Protection Agency (EPA), the only building in the Central Business District to earn this recognition.

David Castilla, president, GenCap Partners, representing the owner of 110 Tower, accepted the proclamation on the team’s behalf, thanking the City of Fort Lauderdale for their unwavering support and reinforcing the team’s commitment to strong sustainability policies in order to afford tenants and surrounding neighbors the long-term benefits their investment provides.

110 Tower is in the midst of a comprehensive $15 million renovation program that includes upgrades to the ground floor lobby, new interior and exterior retail spaces, upgraded upper-floor common areas, restroom and other interior spaces, replacement and improvement of all building primary mechanical systems, and a unique exterior lighting system. Since coming on board as the building’s property management and commercial leasing team in 2009, Transwestern has leased more than 200,000 square feet of office space of which 90,000 are new tenants. 110 Tower’s onsite property management team utilized the expertise of Transwestern Sustainability Services, a LEED consulting firm based in Milwaukee, to achieve their goals for 110 Tower.   • Energy Efficiency:  The Tower’s Energy Star score was 86, placing it in the top 14% of similar buildings nationwide. The building emits 33% less greenhouse gas emissions than an average building, and is saving more than $198,000 on utility bills annually.
  • Sustainable Site: A highly reflective roof surface and an 8,798 square-foot vegetated roof area reduces the urban heat island effect, and minimizes the impacts of microclimates on humans and wildlife.
  • Water System Efficiency:  The implementation of a water efficiency program, including plumbing fixture retrofits, accomplished a 35% reduction of water use in all fixtures.
  • Green Cleaning:  The Tower utilizes products and equipment that are toxin-free to preserve air quality in the building.
  • Recycling: Implementation of a waste stream audit and occupant education programs to increase the amount of recycling and waste diversion in the building.
  • Purchasing:  The Tower uses a green office supply purchasing program to minimize the environmental impacts related to energy use, resource depletion, and waste.
