Berger Commercial Realty announced the opening of a new office in Boynton Beach as a result of a $24 million deal it negotiated for its client, Kendall Properties.
Kendall Properties purchased a 280,000-square-foot office portfolio from LouJA Realty in a deal that closed on Friday, Sept. 26th. The portfolio consists of seven buildings on four different properties in Boynton Beach and Delray Beach.
“Our client recognized that Palm Beach County offers better upside and saw the opportunity this portfolio provided,” said Berger Commercial Realty President and founder Lloyd Berger, who brokered the deal on behalf of Kendall Properties.
The portfolio includes:
Delray Office Park, located at 4723, 4731 and 4733 W. Atlantic Ave. in Delray Beach
Woolbright Corporate Park, located at 1901 and 1903 S. Congress Ave. in Boynton Beach
Gulfstream Professional Building, located at 500 Gulfstream Boulevard in Delray Beach
and Woolbright Professional Building, located 2240 W Woolbright in Boynton Beach
Berger plans to hire six full-time staff members in its Boynton Beach office to manage and lease the buildings in the Kendall Properties portfolio, as well as existing assignments in Palm Beach County.
The regional commercial real estate firm also has offices in Fort Lauderdale and Miramar, where its property management team currently oversees 7 million square feet of space throughout the tri-county area.
Visions of drug plants, wet labs and incubator space once danced in the heads of Palm Beach County’s commercial real estate brokers and developers. But a decade after former Gov. Jeb Bush recruited the Scripps Research Institute to Florida, those dreams remain just a dream.
Perhaps patience is wearing thin among the commercial real estate types who once embraced the fantasy of a thriving biotech sector. Consider this exchange during Thursday night’s NAIOP South Florida event in West Palm Beach.
“I don’t even really know what to ask,” said Todd Everett, a broker at Marcus & Millichap and moderator of a panel discussion. “Is this our legacy, or is this a flop?”
“It’s slow in maturing,” said Jonathan Satter, a broker at Avison Young. “There’s a long way to go.”
Despite Florida’s $1.5 billion bet on biotech, private-sector spin-offs are nearly non-existent.
Bush, who worked in commercial real estate for a time before he was elected governor, insisted that northern Palm Beach County would need 8 million square feet of space for biotech companies. But Scripps spinoffs take little more than a few thousand square feet of space in Jupiter.
Colliers International South Florida announced that 62,000 square feet has been leased at Crown Center, located at 1415-1425 W. Cypress Creek Road, Fort Lauderdale.
The property’s newest tenant, a large financial institution, is scheduled to occupy their new offices during Q1 2015.
“The tenant was attracted to Crown Center based on its proximity to I-95, efficient floor plates, ample parking and the overall appearance of the campus, which is exceptionally maintained by an award-winning property management team,” says Sal Bonsignore, Vice President with Colliers International South Florida, who along with Senior Vice President Ronald A. Schagrin, exclusively represents landlord Fort Lauderdale Crown Center, Inc.
Crown Center is a +/- 475,000-square-foot, LEED certified office campus with tenant amenities including on-site banking and café, electric vehicle charging stations and on-site management.
“Crown Center was able to accommodate the tenant’s current requirement as well as provide them with future growth opportunities”, Schagrin adds.

Riviera Point Development Group has completed the first multi-tenant office building in Broward County fully funded by job-creating international EB-5 investment.
At the recent opening ceremony for the Professional Center at Riviera Point’s first 32,000-square-foot lakefront building, Rivera Point Development Group CEORodrigo Azpurua, CCIM, said that designing the space to meet small-space users’ needs has already drawn a diverse tenant roster. Built “green oriented” to achieve Leadership in Energy and Environmental Design standards from the U.S. Green Building Council, the four-story structure has leasing commitments from more than 20 professional and entrepreneurial firms, he said.
Broward County Mayor Barbara Sharief helped with ribbon-cutting honors at the opening event.
“While many have talked about the potential for EB-5 foreign investment to create commercial spaces that attract new jobs in our communities, the Riviera Point team’s expertise and determination made that vision a reality,” she noted. “We applaud their progress and the fresh momentum this center’s tenants will add to the local economy.”
“Bringing the Miramar market its first new Class A office development since 2009 has proved a powerful draw,” Azpurua said, noting that a total of $17 million in EB-5 funding is in place for the two-building Professional Center at Riviera Point office complex.
The newly completed, four-story building offers a total of 46 suites of 850 to 1600 square feet.
“Start-ups and growing firms in insurance, accounting law, marketing and advertising are responding to the upscale work environment, easy access to area expressways — and to having their choice of suites sized to their needs,” said Noel Epelboim, Riviera Point Development Group COO.
To successfully bring the area’s first EB-5 funded office building to market just as the economy is on the upswing, Azpurua’s team had to purchase and develop the four-acre property in the heart of the recession. They have delivered the building on budget and on schedule, working with Corrales Group Architects and general contractor Itasca Construction Associates.
Under the U.S. Citizenship and Immigration Services (USCIS) program, the EB-5 program allows a foreign national interested in obtaining permanent U.S. residency to do so by investing in a commercial enterprise that generates at least 10 jobs for U.S. workers for two years. The EB-5 Visa then becomes permanent. The qualifying investment for a project such as Riviera Point’s Miramar office center, located within a Targeted Employment Area (TEA), is $500,000.
Riviera Point Development Group has purchased properties for additional planned EB-5-funded developments within Targeted Employment Areas in Miramar and Doral, Azpurua said. A prominent EB-5 expert, he is a frequent presenter at EB-5 conferences in the U.S. and abroad. His development background includes over 1 million square feet of office space in Florida projects, and he authored a book, EB-5 Visas & Real Estate Development, to guide developers through the complex EB-5 process. Epelboim’s development track record is also well established. He was a founding member of Constructora Arquinpro C.A. (Caracas, Venezuela) with 50 completed projects to his credit in Venezuela, including over 2 million square feet of high-end condominiums, plus commercial and office buildings. Attorneys for real estate mogul James Batmasian are asking a judge to seal a lawsuit involving Batmasian’s former chief financial officer.
The suit alleges that Batmasian and wife, Marta, committed bank, mortgage and tax fraud. They are hoping to keep the lawsuit and all of its exhibits a secret, according to a Palm Beach County Circuit Court motion filed by attorney George Sigalos of Simon & Sigalos in Boca Raton.
The Batmasians are suing James Baker for allegedly stealing trade secrets. In turn, Baker is suing the Batmasians as a whistleblower for firing him after he says he refused to cooperate in a “financial crimes enterprise,” according to the Palm Beach Post.
In August, Judge Meenu Sasser rejected another attempt by Batmasian to keep information secret. “I’m concerned about making a blanket designation of confidentiality,” Sasser said. “We know that lawsuits are public record.”
The Batmasians are the largest private owners of commercial real estate in the city of Boca Raton, according to the newspaper.
