Link Real Estate has streamlined its South Florida portfolio with the recent sale of a Fort Lauderdale property for $19 million.
An affiliate of Link sold The Glass Shop, a three-story office and retail building located at 105 North Federal Highway, to the Jewish Culture High School based in North Miami Beach.
This transaction amounts to $525 per square foot.
The Glass Shop, which spans 36,193 square feet, was completed in 2019. Link acquired the 0.3-acre site for $7.4 million that same year. The building’s 30,000 square feet of office space had previously been leased to Bond Collective, a New York-based co-working provider.
Rabbi Aharon Assaraf, representing the Jewish Culture High School, did not comment on whether The Glass Shop will serve as a new campus in Fort Lauderdale. This was Link’s only commercial property in the Fort Lauderdale area, as indicated on the firm’s website.
PEBB Enterprises, the private equity real estate investment company, finalized new lease agreements with four law firms at two Boca Raton office buildings. DarrowEverett LLP and Hersh Kirtman, PLLC leased office space at PEBB’s Eighteen Zero One, while Kogan & DiSalvo and Troy Legal, PA signed leases at Boca Corporate Plaza.
DarrowEverett, a full-service business law firm headquartered in New York, expanded to Boca Raton with its 2,866-square-foot lease at Eighteen Zero One. Hersh Kirtman, a Boca Raton-based personal injury and medical malpractice law firm, leased 2,296 square feet at the building.

“We enthusiastically welcome these law firms to two important buildings within our overall Boca Raton office portfolio,” PEBB Vice President, Leasing – Senior Director Adam Starr said. “South Florida continues to see notable growth from the legal sector, as law firms enjoy increased demand for their services here. With these buildings and significant projects such as 6600 North Military Trail, we are uniquely suited to accommodate law firm tenants of all sizes and needs.”

Military Trail, Eighteen Zero One is a three-story, 61,188-square-foot multi-tenant office building with one of the area’s highest parking ratios at 5.43 spaces per 1,000 square feet. Reese Stigliano, President of Stigliano Commercial Real Estate, has announced the completion of a Regus-branded coworking facility at 6501 Park of Commerce Blvd in Boca Raton.
The Regus facility will occupy the entire second floor of the building, spanning approximately 13,000 square feet. The space will feature 58 private offices, three meeting rooms, and a large co-working area.
This new location marks the third Regus facility in the city. The 13,000-square-foot workspace is designed to cater to the growing demand for flexible office solutions, particularly among professionals seeking hybrid work environments. The choice of this location is strategic given its proximity to residential areas, making it convenient for workers who prefer to work closer to home.
Mr. Stigliano was deeply involved in several aspects of this project. He not only served as the exclusive leasing agent, but also took on multiple roles such as the Owner’s Representative, negotiator for the Regus transaction, and oversaw tenant improvements and design. His contributions were critical to both securing Regus and ensuring that the property was prepared to meet its needs as well as those of the owner, Castle Boca, LLC.
With over 40 years of experience in the South Florida commercial real estate market, Reese Stigliano is a recognized leader in the industry. As President of Stigliano Commercial Real Estate, he specializes in land sales, investment sales, and office leasing. His expertise in closing complex commercial transactions has been a hallmark of his successful career.
The 274,000-square-foot One Financial Plaza office building in Downtown Fort Lauderdale inched closer to the auction block this month.
Trimont, acting as special servicer on a $61.5M collateralized loan obligation tied to the property, filed a foreclosure complaint Aug. 12 against Alliance HP. The vertically integrated real estate firm not only owns One Financial Plaza but also has one of its two U.S. offices at the property at 100 SE Third Ave.
In the suit, filed in Florida’s 17th Judicial Circuit for Broward County, the lender argued the appointment of a receiver was necessary because Alliance HP has been collecting rent payments but not making required debt service payments.
“The Defendant has continued to collect the revenues and profits from the Property, while the payments due to Plaintiff under the Mortgage have not been paid,” unnamed attorneys from Holland & Knight representing Trimont wrote in the suit.
Judge John Bowman granted the motion Tuesday, appointing Chris Neilson, president of Trigild Florida, to act as receiver for the debt settlement. The lawsuit was identified and distributed by property intelligence platform Vizzda.
The special servicer alleges in the suit that Alliance HP has defaulted on $61M in fees and costs, including $59M in unpaid principal after the debt matured and an additional $2M in default interest, which the suit says continues to accrue at a 5% rate.
CBRE Capital Markets’ Debt & Structured Finance group secured a $96 million loan for the refinancing of Northbridge Centre, a 294,493-square-foot office tower in South Florida.
CBRE Senior Vice President Amy Julian and First Vice President Andrew Chilgren represented the borrower, a joint-venture that includes Vanderbilt Office Properties and Trinity Capital Advisors. BMO originated the loan.
Northbridge Centre is located at 515 N. Flagler in West Palm Beach. Currently, the property is 92% leased to a diverse roster of 48 tenants.
The investment group has meticulously maintained and renovated the 21-story office building with over $18 million of recent capital investment including multi-tenant floor renovations, speculative suite buildouts, elevator and lobby renovations, and exterior upgrades. These projects have repositioned the asset into a top office destination for tenants in South Florida.
“The current ownership has been tremendously successful at Northbridge Centre,” said Julian. “They have executed 88,000 square feet of leases since the start of 2022, which has driven rents up by 46% since acquiring the property in 2019.”
Northbridge Centre features panoramic water views of the intracostal waterway, the Atlantic Ocean, and Clear Lake as well as spectacular views of Palm Beach Island and the West Palm Beach skyline. Additionally, the property offers tenants three on-site dining venues, rooftop amenity deck, full-service banking, executive valet parking with direct building access, a Paul James salon, a fitness center with extensive programming, and a state-of-the-art conference facility.
“New-to-market leasing activity has led to West Palm Beach emerging as one of the nation’s top performing submarkets,” added Chilgren. “Since the end of 2020, Class A vacancy has dropped 900 basis points to just 9.8%, while rents have simultaneously increased by more than 50%.”
